Hello everyone! I am new to the forums. I have recently finished Deans book 30 days to real estate cash. I have already found an agent and have looked over some of the listings she has sent me. I have a question though that I could not find the answer to in the book. When employing the bird dogging strategy, how is the real estate agent paid? Do they get a portion of your bird dogging fee or are you supposed to make sure that they are the agent in the final closing with your buyer? I hope someone can help. Thanks!

I got in contact with a friend of mine who is a realestate agent and she got on the phone and was telling me about how much she need to get paid before she sends
me all the listings. I was really feeling the negative coming through the phone.
But you are right I have the same question how do they get paid.

The trouble is there is no way to guarantee that a Realtor will get paid in a bird dog situation. You have no control of the property.
MLS properties can be a little difficult to do a bird dog scenario with because you may find that some investors feel they could have found the property on their own without your help.
One of the reasons assignments of contract are used is to give you, the middle man, more control. If you put the property under contract your Realtor acts as the Realtor for anyone listed on the buyers line. This would include you or "and/or assigns". Your Realtor would get paid as the selling agent.
If the Realtor is going to get paid in a bird dog situation it is often going to come out of your pocket.

Your situation seems a little different. Your difficulty is not how to get a Realtor paid in a bird dog situation; rather it should be how do you get a good Realtor? Keep in mind that most Realtors are not good investor or investment Realtors. Most are trained to be retail investors. This is what they know and can associate with. When you, an investor, come along it may be hard for them to adapt.
Find a good Realtor and a lot of this will be taken care of.

You don't have an agent, or you have an agent sending you listings and they are paid by the seller. They still get a commission. YOu have to be confident and just move on and find an agent willing to work with you. Trial and error really.
