Replace the Electrical? or NOT?

One of the biggest concerns, people have about a home, is the electrical within a home. I always get asked; “When can you tell if the electrical needs to be updated”?
One of the best ways to determine if the electrical needs updating or replacing, is to know the year the home was built.
From the 1920s to the early 50s you had your knob and tube wiring. This is must update. From 1945 to the early 1960s you had your two or three wire cables with no ground wire. You don’t have to replace, but your electronics in this era of TV’s and computer, you should have things grounded for their protection. You may want to update for a better sale. 1974 to 1978 we used aluminum cable and found that the aluminum expanded and contracted so much, that it caused several house fires. 1974 to date we are using copper cable with integral ground and this is working very well. They call this type of wire “Romex” wiring. This is the best and has proven itself over the years.
I recommend that if you need to replace the wiring in a home you are going to rehab, I suggest a qualified electrician come out and give you a quote so you have the right numbers to put in your offer formula.

Thank you for sharing this information with us. I do see homes in my area from the late 1890s all the way to the 1990s. As investors look at potential deals, electrical can be a big ticket item to update or upgrade. It is good to know some general things to look for when it comes to wiring to know if we need to maybe budget for an upgrade. Believe and Achieve! - Joe
