I am a new real estate investor in the Kansas City market, I have attended the first one day event, and signed up for the boots on the ground back in April. I was unable to attend the 3 day event the next week, and was going to attend one when they came back the following month. Unfortunately they had to cancel the KC 3 day event that I was going to attend and they have yet to come back close to my area. So I called the help line and they sent me the "Edge" live event videos. Awesome knowledge but I feel like I am missing the pieces to put it all together. I have done bandit signs and have kept increasing them each week. I have also attended REI club meetings, and have started networking in my area. I have made 3 offers, with one being accepted, but I really do not know exactly what I am doing. If there is any DG people in my area or someone who just wants to sit and talk with me a few nights to get me on track I would really appreciate it. I have no idea when the next time the 3 day training will be back in the KC area.
Thanks,
Troy
What I mean is you went to bat 3 times and had 1 hit! Of course, we don't have any details of your offer or property/situation, so it would be very difficult to advise you on the next step. Please fill us in with more details. Your friends at DG.

Ok, I had someone agree to the terms I just did not know where to go from there, I wanted to sign them to a purchase agreement and then assign the contract to a buyer, but one I do not know how to do a purchase agreement and then I was told by someone at the REI club that you can no longer assign a contract to someone in Missouri. So where do I go from here, I do not have equity until I make some deals. I guess it boils down to the fact that I have yet to get the initial training I feel that I am missing some knowledge. Do I just walk into a real estate office, go to a title company, go to a real estate lawyer for help? I guess I am looking for a person to talk to, preferably a DG person, in order for me to better understand what and how to sell and buy real estate.
Thanks,
Troy
Hi Troy,
I would advise you to call into the advisory line and get help from our coaches. Some questions I need to ask you to help you:
How many buyer do you have?
Does this property fit into any of your buyers criteria?
Did you put into the contract any contingencies to get you out if your buyer backs out?
Have you filled out a contract yet? If there are no agents involved then you can fill out the contract that you can find here on deans site "purchase and sales agreement" then turn it into the seller. Once you are under contract you can talk to your buyers about this deal.
I have not heard that you cannot do assignments of contracts in Missouri. I would call around to some real estate attorneys office to ask them if this is true. I am pretty sure you can still do Assignments of Contracts. Once again call the advisory line for help filling out the purchase and sales agreement and we will walk you through the process.
Hope this helps.......
Thanks,
Shah
