Properties in Austin tx are drying up. forcing RE investors to compite with each other. How can a newbie compite with this? Is it still possible for a newbie to do a deal with none of his own money and credit with all this hard core compitition? I put a few ads that say " I buy houses any condition any situation" I didnt get any response. Its like buyers now a days want to see a RE investor very professional. Meaning in order for a newbie to get a first deal, we have to spend a lot of money first to get the buyer attracted to us? I still yet to do a deal. Is all that I learn in S.A. out dated? Is there still hope here in austin tx for newbies with very bad credit and living pay check to pay check? Am I seeing it all wrong? ideas? ANyone going thru the same thing in austin? Is it now RE investing only works for people who have money cause of the compitition? The lessons I learned are only for a down market, not an Up booming market? Sounds like there is a lot of MONEY in your market. Build your buyers list! Find deals where others are not. A "few ads" won't cut it. You have to have a consistent marketing plan for buyers and sellers. The Success Academy provides great entry level training. Did you do every action step at the end of each lesson? Have you read 30 Days to Real Estate Cash and followed it step by step? You and I know the answer to those 2 questions.
How many offers have you made this week? Do you have business cards you hand out everywhere you go telling people what you do? How many REI club meetings have you attended this month? How many agents are you working with?
We know the answers to those 4 questions also.
Where there is a will there is a way. Broke or not!!

Just like mike said. Find homes off market with door hangers, fliers, car bandit, bandit signs, the pizza guys, and the list goes and goes...I will bet you that there are deals you drive by every day. I know there is!!!! So the thing to do is stop, look, talk and ask them to sell..Keith
