Obviously that is a great opportunity for us.

I find empty houses all the time. I have an awesome lead sheet I give my investors with a picture of the house, the comps (with live links to those comps), the average sold price per square foot of the comps, the ARV, owner information, and any foreclosure information if there is any.
My problem is that MY BUYERS CAN'T SEEM TO CONTACT THE OWNERS and therefore my bird dog deal doesn't go anywhere.
I've taken the next step and am trying to contact the owners myself. But I don't have a skip trace service and have had about as much luck as my buyers.
Any ideas?

Vacant homes are everywhere & Yes there is a good chance there is someone motivated to sell it. First hurdle though, is to get in touch with the owner.
Through public records, on a vacant home you can find out who the owner is & their mailing address. Now sometimes the mailing address is put in as the property address that's clearly vacant, so it can be tricky sometimes.
But if they have a separate address from the vacant property as their mailing address, then we can send a letter, we can go to websites such as , anywho.com whitepages.com dexknows.com 411.com to try to find a phone number to the owner. You cant really get anywhere with the property unless you reach out to the owners, definitely a numbers game.
