Hey everyone. I've been trying to build momentum and get to my first deal for quite some time now. I always get hung up and fall back into bad habits. I joined Dean's insider elite on Friday and I'm hoping that will help keep me on track. If I don't get my first deal done by the third month, I won't be able to afford it and I'll have to cancel. I really don't want that to happen. I'm going to try my best to start following the 30 day blueprint today. From what I can tell, its the same as 30 days to real estate cash. In the past I get hung up on calling a real estate agent. I don't understand how I real estate agent gets paid with an assignment exit strategy. If you're not paying them, what incentive do they have to help you? Also I'm not good at pitching myself on the phone. I get too nervous. I feel like I'd be less nervous if they already knew my intentions and called me first. Does anyone think it would be a good idea to make first contact with agents by email? I would want to be fully transparent and disclose the fact that I am a beginning investor and ask if they'd be willing to work with me. If anyone has any advice on this id greatly appreciate it. How about

calling an agent per the 30 days to real estate cash; I think it is also in the blueprint and telling them you are an investor and ask if you can meet with them if that makes it easier for you. Perhaps you should keep trying by phone though and get over the nervousness, so you don't run all around town meeting agents and wasting time. Just read up on calling an agent in the 30 days to real estate cash book.

I have read the script in 30 days to real estate cash. I just think I have trouble with the idea of not telling them I'm a beginner. I also feel weird about trying to recruit an agent without knowing what they get out of it. Thank you for your response.

If the property is listed on the MLS the agent gets paid by the seller. It does not matter if you assign the contract. Your new buyer steps into your place and closes the deal. Your agent gets paid!

If you are working directly with motivated sellers that you have found through your own marketing than you don't need an agent on those deals.

I never lie to a new agent but I don't use the words: "wholesale" "assign" "double close". I simply tell them I will close using my own money or the money of one of my private money investors. That is all they need to know. They don't need to know your exit strategies. You just need to preform when the time comes.

I think it is a mistake to come across as a newbie, to get professionals to work with you, you must have the knowledge to come across as someone that knows what they are doing (capable of closing a deal) even if it is your first deal.

Agents are in this to make a living, most agents are not into doing work with totally new investors. Why should they when there are pros out there?

You have to gain the basic knowledge that will allow you to "fake it till you make it"

Above all, you have to TAKE ACTION, you will go through agents without a doubt. Use each one as a learning experience. SO WHAT!! They are not going to bite you, You will not make it in this business if you don't overcome that FEAR!! The more you do and the more you study the more you gain confidence. Sitting at home scared to make a call will not get you where you want to be!!
This is a people/networking business.

Read 30 Days to Real Estate Cash and DO what it says step by step!

Michael, thank you so much for that response. Not only did it answer everything I was confused about, but I think you gave me the push I needed. I'm going to call agents today when I get home from my day job. I'll post my results tomorrow or tonight. I really appreciate the encouragement! That was perhaps the best answer to a question I've ever gotten on forums. I see that you are very successful and active on these forums and that's a great nod to your character. slight progress

So I looked up the local remax and Keller Williams offices when I got home from work yesterday. I never got ahold of an agent, but two receptionists put me through to voicemails and I left messages with those agents. Ones who supposedly work with investors. I'm going to try to get out of work earlier today so that the agents will be there and I can make the calls the second I get home. I also looked up the offices of other real estate companies last night and I intend to call those too. Hopefully I'll have good news to report tomorrow.

I called a bunch of offices as soon as I got home tonight and got great responses from 2 different agents. Both are going to be sending me some listings tonight. I definitely got better on the phone after a couple of calls. I'm getting excited now and really believing I can do this.

I have to agree with MATT LARSON on this one. Pull some CONFIDENCE up or out of something...U CAN DO THIS.....If u allow yourself to hide behind an email....you may not be able to talk to those ALL IMPORTANT END BUYERS....SO IMPORTANT....U CAN DO THIS....so what if u don't talk as perfect as u think u should in the beginning....U have to trust yourself....after all, if u don't....who will!!!!
