This is the time of year that many investors get lazy. So use that to your advantage!
Get those signs out! Post ads and flyers! Hand out business cards or put them on cars in parking lots. You have captive audiences in the form of parked cars with all those shoppers!
It is true that there are not as many active sellers and buyers at this time of year, but the ones that ARE out there are SERIOUS sellers and buyers. Has anyone ever heard the term "motivated"? Yeah, I thought so! What makes a motivated seller feel that cash pinch faster than holiday time?
Banks are also trying to get more of those albatross properties off their necks and will often accept more deals at better prices and more quickly.
So while the lazy investors were out partying and making excuses, I was up at dawn on Thanksgiving putting out bandit signs. I figured those bandit sign police were also taking their four day week ends. And I was right!

You are absolutely right... I was talking to my re agent, and she said that this month and next are a good time to put properties (flips) on the market because there is not much competition!
And, as you say, banks want to unload real estate properties that they have on their books (reo's) by year end! With that said... I am painting my town green!

I have an REO offer out and hopeful the bank will accept. They had ask us to revise our time and they would accept, but since it was long ago and my buyer needed a lower price, I also asked the bank for a new price. Hopefully I will have a deal before the new year! I need to get some more signs up though for sure. I have really slacked on that!

I just closed on a reo this past Tuesday; bank countered my offer price and they also countered my closing days, and the EM... well, I re-submitted my same price offer, same EM, and agreed to their closing days, and they accepted! It was obvious that they wanted the property off their books before the end of year!

Im hoping that everyone can see my sign from a block away 16-24.

we've both been here for a while now, and we can both attest that our perseverance has paid off; it takes hard work and discipline to succeed in rei, but the rewards are well worth it!

You two have my respect.If anyone said it was easy they are wrong,it does take a lot of work and commitment.My thoughts on this goes something like this.
We are working hard to get a system in place and when its working the way we want it to, no more jobs(8-12hrs 6-7days)we work to hard for someone else.
This year is going to be a turning point for us,not to take anything from your thread Karen, because im not looking at any givin month better than another,im going hard at them all.

Aaron, yes, it is about getting a system in place that works for you! Leverage whatever you have; it can be your time, your income, your credit, your ability to talk to people, your network, your bartering skills, partners, etc. etc.
If your WHY is strong enough, you will succeed!

You got my point completely as far as going hard at ALL of the months. Because it is holiday time, the majority of investors will let up and just have fun. Those of us that don't will be rewarded! And I am not talking Santa Claus!
Of course, we will still celebrate but will continue making time for our work!

Valerie for letting me know about your REO. I am hoping to hear something this coming week, especially since our closing date is set for the 15th of Decemeber. Right Karen, I will enjoy, but I will also be working to get my first deal and hopefully keep them going next year!

You are so right about the lazy investors around this time of the year. Some states it's really cold and going to snow more than other states and the lazy investors would hold off from putting their bandit signs out weekly because of the weather. I'm still actively marketing doing the winter. No snow will stop me.

I think this is a great thread. Real estate does slow down durning the holidays, but that does not make the motivated seller less motivated. Go out and find those motivated sellers. Less competion at this time of the year can mean better and more deals for us. Get out there and find the deals!!

Getting a lot of calls from my signs.
I touched on the money crunch angle earlier, but what I am actually getting even more from these sellers is that they are missing their families (grandchildren in particular) and are wanting to move back for them.
Again, what better time than the holidays to start missing your families?

I think your absolutely right about what people will do and give up for family and especially grandchildren,if giving up something to spend more time with them so be it.If you have grand-kids you will understand this!
I want to say something tho,I would never take advantage of anyone and I think all of us learning REI and the more seasoned one's would and should agree!
