Find a local short sale negotiator. Someone that ONLY does short sales in your area. Call local agencies and ask for their specialist. NOT just someone that is short sale certified.
If you are planning on doing this on your own I would advise against it. I know people that do this but that is ALL they do. Very time consuming and frustrating unless you know what you are doing, even then it is a full time job doing short sales. Just getting the seller packet submitted and accepted with the lender is a major pain. Then there is the issue of how to wholesale a short sale (if that is your intention)
We go for the low hanging fruit and turn short sales over to our negotiator.
If it is a listed short sale, just make an offer and be prepared to wait.
