My First Offer for 2014 Accepted OMG I'm so excited LOL

First and foremost, I want to use this opportunity to wish my DG family a new year!!

I have been putting at least five offers each week since the beginning of 2014 and I have been contacting at least 10 FSBO each day (including standard sales listed with agents)....Finally I stumbled upon a motivated FSBO who is currently living in Isreal via my marketing campaign and this guy owns like a couple of properties here in Miami and I placed my offers on them but he didn't counter my offer (he's the type of seller they don't mind waiting till when pigs start flying till the get all the money which the are asking for lol)...

I told him what I usually tell other sellers when they don't counter my offers which I learnt from Joe Jurek, and I told him via email "It sounds like you have another opinion which is fantastic. I'm happy for you. What I would like to do is that I would like my email I sent you be your back up plan. If the opinion which you have seem not to work, maybe you can contact be back. I wish you the best, I hope it works out great for you and I hope you get all that money that you want."

He contacted me back the same day telling me another run down property which he would consider to sell

Asking price: $60k.. Repairs: $25-30k and as soon as he told me how much is was asking. I immediately logged into DG.com to rewatch Dean and Matt livecast http://deansinsider.com/livecast/ I did my numbers and the ARV was $128k and I was like wow you must be kidding me. So I applied the exact technique which Matt used in the livecast:

Asking price : $60,000
After repair Value: $128,790
x.90 Holding cost: $115,911
closing cost: - $2,500
Rehab Cost: - $30,000
my Profit: - $15,000

Max offer----------->$51,300
Starting offer------>$43,625

I emailed him my starting offer of $43,625 and he called me for the first time all the way from Israel and countered my offer at $50,000 so I re-offer him $45,000 and he finally accepted it:)He told me earlier he will be coming back to Miami in 3 weeks.. So I emailed him my purchase and sale contract together with Dean's inspection contingency addendum to purchase agreement with the following terms:
1. 21 days business days inspection plus 5 days extra days for me as me to notify him (21 business inspection days altogether)
2.) Earnest Money Deposit ($500) will be paid after meeting the inspection and partner approval contingencies, which will be completed within 21 business days from signing.

Seller emailed me this morning and he wants 10% of purchase price ($4,500)as the EMD instead of $500 EMD which I offered.

I would really appreciate it if someone could help me with what I need to reply back to him in terms of the EMD of $4,500 which seller is asking for? Also should I add more days to the inspection period?

If you are planning to rehab and sell it for all the profits, I would suggest you find someone who has the $4500 to partner with. You can give them a percentage of the profits for the use of their money.
If you are wholesaling it, have your end buyer give you the amount needed for their contract.
Or, you can negotiate it down to your price. Tell the seller you are doing many properties and need your cash liquid for other properties. I've found this works pretty well.

thank you so much for your suggestion! I just emailed the seller and told him exactly what you just said.

I was like "I'm doing many properties and I need my cash liquid for other properties. Would you consider $1,500 as deposit?"

My exit strategy is to wholesale this deal. My goals for the rest of today is to post at least 50 ghost ads for this deal from my two CL account which I have.
