Anyone have any thoughts on closing deals while out of the country, and any implications such as needing to sign docs physically? For wholesaling, fix and flip, buy and hold and using private money respectively? I am not returning to the USA for a couple of months but would like to get started right now! Thank you so much for your help!

You do not have to be at the closings physically. The paperwork can be overnighted to you and back.

Or do you need a power of attourney in the country?
Contact a RE attorney in the state where you are wanting to invest and ask them.

you can be anywhere in the world and wholesale for sure i have done 9 deals and 4 of them in kc MO and i was in san diego ca and one in san diego that i did while in mex.
I use signnow.com so sign doc's electronically, are you new to RE? have you flipped? I recommend wholesaling first if you are new bc it is no risk and quick cash. Flipping you have a lot more risk and you usually need some money and a higher skill set i would stick to wholesaling if i were you, unless you have experience but i think you are new.
flipping you would have to sign docs with a wet signature so you would have to have a notary sent to you but you can do it anywhere in the world Karen is correct, hi karen
