Hi Guys,
Does anyone know about paint prices? I need to know what a good deal is to have a home (around 1000sq ft) plus a two car garage scaped, primed and painted.
I have an estimate from the person who is doing the whole interior ($1400) and wonder if $2350 is a fair price for the outside.
Of course I am having my prop manager ask if he can give a break since he is already going to do the inside for $1400. I never had to paint an exterior so any advice or numbers would be appreciated! Thanks!

I have painted my previous home before(myself), inside and out(over 2,000 sq. ft.). For only a 1,000 sq. ft. house, that price seems a little "high" to me. I'm no expert, but, if you can't get a better price than that, consider doing it yourself, you'll save a chunk of money, BUT, it is a LOT of work. Best wishes.
Exterior paint averages $25-$40 a gallon, and a 3,000-square-foot home takes 15 or more gallons of paint, or $375-$600 just for the paint. However, really premium paint can cost $50-$100 a gallon, or $750-$1,500 for that large home. Doing it yourself also requires renting a pressure washer or sprayer for $50-$100 a day; extra-long ladders or scaffolding at $20-$75 daily; and a power sprayer for $50-$100 daily, plus masking tape, drop cloths and other supplies. However, it's possible to paint a large, two-story house for materials-only costs of $400-$600.
When hiring a painting contractor, paint and supplies make up about 15-25 percent of the cost, while 75-85 percent goes for labor. Costs typically average $1,500-$3,000 for an average single-story, three-bedroom home, but easily run $3,000-$5,500 or more for a multi-story or multi-level larger house. Obviously it's best to get a few bids in your area for cost comparisons.

Thanks I am a big believer in time is money. I also live in another state and have to hire out the job. I am paying $2200 for the house AND garage, so I feel o.k. about the price now. There is a ton of peeling so this will involve a ton of scraping plus, priming and painting 2 colors since it has shutters. It will only take the pros (20 years experience) a few days to do it! I appreciate all your help.

I'm new to the forum and have not posted before... but this is an area that I have plenty of experience in. My name is Fred Rahaming and I've been a home remodeling contractor for more than 20 years in the Cleveland Ohio area. First is your home a two story or single floor? Second is the garage attached to the home or not?. Third, Will your painter supply the paint?
$2,300 to $2,500 is a good price for an experienced painter that is going to scrape, prime and paint and purchase the paint himself - but make sure they chaulk where needed as well to get rid of unsightly gaps and cracks to get a tight smooth finish.
