Rental Property - Prospective Tenant..."Let me take a ride by and then I will call you back"

So often you may hear from a prospective tenant "Let me take a ride by and then I will call you back". Our take away from this is people really want curb appeal and a nice block to live. Thus, be sure the property looks neat and appealing from the curbside. Are the schrubs trimmed with lava rock all around, is the grass trimmed, are there toys laying all over the yard.

Does the property have a fresh neat appearance from the outside? How about the entrance door, mailboxes, or address plates on the home? If it is at night does the exterior of your property have motion lights for safety and security? The little things may determine how long your unit is vacant and whether you can rent at mid-market rental prices or command a few extra dollars a month. I hope the list helps. Oh yea...

People search a price range they can afford, and they look for the nicest place for the money.

If you want to rent it fast, put the price in a range where your home is the nicest of the bunch.

Or, ensure your house is the nicest or presents the nicest by doing the things you mentioned.

Now, even if you have the nicest house in the world, kept immaculate, if it is in a neighborhood that has kind have gone south in terms of appearance, it is going to have a problem fetching the price the same nice house in a neighborhood where other properties are kept up also, but you want to always keep your rental property presenting as nice as possible, just like when you are selling it to fetch top dollar.
