I've just founf an investor in San Diego that wants me to bird dog for him. Sometimes he'll pay cash, other he'll gop traditional financing. Should I always go te IEE route with the seller since I won't know which way my investor will choose to go if he takes the property?

Well once you have the house ask him in advance if he wants to pay cash or if he wants to finance.... That way you will know which direction you need to go. that should make it easier because the only contract that changes "I think" Meaning I'm not 100% sure, is the one the end buyer signs. but I would shop around for answers. sorry I couldn't be of to much help.

My concern is how the realtor I'm making the low IEE offer will respond. I've never done one & I don't know what to expect! I'm submitting 2 offers now, so I'm about to find out if I did it right or not! Thanks for your feedback.
