Some of the best comps could come from your realtor. Ask them to run comps for similar buildings that have sold in your area in the past 6 months to 1 year. Usually appraisers may not use recent sales as comps older than 1 year or less depending on the area. Also, you local county assessor may have records for recent sales of these properties. Hi Joe, guess I've got to find a better realtor. Mine couldn't get commercial comps. I just found a site..loopnet.com that seems to give a basic comp. Ever heard of it?
