This past week I spoke to a few people that have visited the DG website and enjoy reading all the great information but are a little reluctant to join the website as a member because of fear. I informed them it was totally free to become a DG Member but the benefit of being an active participating DG Member is truly priceless!
These people told me they really enjoy reading a number of the posts but are afraid to even leave a comment because they may not use the correct real estate terminolgy or may not look like an investor. Thus, fear was not only preventing them from starting as a real estate investor but was also preventing them from being a part of the greatest real estate website anywhere! I informed them that they should join today and don't delay! Thus, some additional supporting posts of encouragement from others DG Members would be great.
As the DG website continues to grow, we will have even more great Members, information and insight! So please feel free to encourage the "window shoppers" to jump on in because the water is great and the information is plentiful!
Also, try to invite other neighbors, friends, co-workers or colleagues to become DG Members. A goal may be to invite at least 3 other people you know to join the DG website community. Therefore, every visitor that reads this you now know you need to join today! It is free, what a tremendous value! For those of you that are members already, don't forget please try to invite at least 3 other friends.
I believe everyone has something to offer and contribute and the more members that continue to join and be a part of the DG Website will allow all of us to be benefit from the additional insight, inspiration and knowledge! I have enjoyed reading yours and many other member postings. I just found a deal that I am thinking of calling on tomorrow and would like to run it past you. It is a seller financing. He is asking $262500 for a 2400 sq ft home on 2 acres $3000 down at 5.75% interest. He gives $1200 mth as possible mthly payment. I am thinking of it for myself, but until I get a few deals under my belt the monthly amount may be a little steep. It doesn't give the exact address so I can't run comps before I call. Any ideas on the best way to proceed?

Try to determine what your exit strategy will be for this home. Will you buy and hold the home as a rental or do a sandwich lease option with another party? One of the keys here is to determine the value of the home. If he is asking $262,500 what have other similar homes in the area sold for in the past 3-6 months? Are there any repairs needed for the home? If he offers the seller financing for how many years will he carry the mortgage at 5.75% interest rate? Once you gather all the facts and run the numbers, it should show if this could be a good deal. Also, try to ensure you have an exit strategy with the home before moving forward as well. I joined the family a little bit ago. I am on the site daily, sometimes 2 or 3 times. I have gotten a great deal of questions answered just by going to the forums. Keep up the great info!!!
Joe, how inspiring in encouraging members who are not actively participating to do so. They have so idea that they could begin by just letting us know that they have joined and what their intentions are regarding their real estate investing venture. With that alone, they will be informed as to what direction may be feasible based an their present financial position. We will also have the opportunity to welcome them aboard and clarify some of the concerns they may have. God Bless.
