A year in the life of one of Dean's Students... Awesome!

I purchased Dean's book in July of 2008 with my last $30.00. I was broke, depressed and in Foreclosure.

I can hardly believe that was a little over a year ago and I am now bringing in $ 2,000 to $ 5,000 a month and have done two $10,000 assignment. My first $10,000 assignment deal was only 2 months after I purchased the book. It is not only my financial situation that has changed but I now have confidence that my life is successful.

The best thing is that I do all of this without ever leaving home. I was able to change my life and still stay home and take care of my handicapped child. I have literally made over $30,000 this year with a phone, fax and computer oh yea and Dean's books...lol

Here is how I do it:
1.)Find properties online and contact the seller
2.)Make MLS offers on MLS listings that my partner sends me using my fax.
3.)Fax all of my contracts to the sellers to sign and fax back
4.)Find all of my buyers using the internet
5.) I have a partner that inspects the properties and finds vacant properties for me to research (again using online tax records)

The $2,000 to $5,000 I am now making a month is from properties that I assign to buyers. I would be making up to $10,000 a month but my partner and I split the assignment fee on each property.

Wow!! and to think that a little over a year ago I was flat broke and headed to homeless. Who would have ever guessed that one book could change your life. Thanks Dean!

As I read the replies I am actually crying. My heart breaks that so many of you are in desperate situations as I was but my heart also rejoices in the fact that there is a light at the end of the tunnel. believe me I can testify to it!

My advise to everyone is to keep reading Dean's books and any other training material he sends yo. Then put them to action! Don't just read and contemplate... DO IT!!!

I had a choice to make a year ago... I was either going to sit there and lose it all or jump in and try. I chose to jump in with everything I had. The people on this forum helped me stay afloat. Every time I felt as though I would sink I just jumped on here and got some guidance. There is allot of love on this forum and people who really do care about your success.

That is a good question Niki. I also have the similar question of how do you get the Escrow money befor you even have the property locked up to be able to show your buyer in order to get the Escrow from the buyer. Someone please share how you overcome this obstacle. This is one of the concerns of my agent.

Are you talking about Earnest Money or Escrow money?If I understand this correctly you are asking how you can view the property to show your end buyer before you have earnest money? With REO and short sales all you have to do is make a copy of a check for $500-$1000 or what ever they require and submit that with your contract. It usually take the bank 3-5 days to give you a verbal response and then another 3-7 days to get the sign bank addendums that they send you, so there is about a 5-10 gap (sometimes more depending on the bank) that you will have to show your end buyer(if you have one. Your agent can show you the home as many times as you want to see it so if you have 5 different buyers at 5 different times that want to see it, she/he can show you the home anytime. Once you have addendums signed from the seller is usually when the bank will require you to open escrow so you do have some time. The question is how do you convince your end buyer to put up the earnest money before they they have the contract in there name. On an REO/SS you have to do a double close. Now if your talking about a regular, sale your I have heard of people putting up $10 for EM that has been acceptable until you can pay the rest at closing. In my area, a regular sale is very far and few between! I hope this helps and I answered your question. Smiling

I have been Dean's student for about 8 months have notyet done any deal, i am a disable woman with no money and low credit score, i have found a seller who wants to sell two of his rental properties to me at a short sale if i can get the bank to agree to that idea, one of the homes has two mtgs.my fellow investors i need your advise about how to put the deals together as to hold not flip, and where to find an investment group who will be willing to do 100% financing. please i need your help. cleda707@****
