Lease Purchase

I have found a duplex that has been on the markek for 468 days. I am interested in approaching the owner with a proposal to lease purchase.
I love the concept but know very little about how to approach the owners.

You may want to speak with the owners and determine their motivation for selling. Do they need the cash right away or would they be open to entertaining a lease purchase? It may also depend on how much they owe on the property. If they own the proeprty free and clear it could be a good candidate for a contract type of sale especially since it has been on the market for such a long period of time.
