one avenue to build buyers list

i am not sure if this was talked about but i will mention it again for newbies.I advertise on craigslist and local pennysaver and free trader and on many cork boards a house for sale THAT I DO NOT YET HAVE.when the callers call i tell them i am in the buying stage of this house [which really i am ]pre stage and if this certain house falls through would you be interested in another property i may acquire?? i then give them a few questions to answer that i record to keep that tells me what they r looking for and there pymnt they need and how much down payment they have to use.i also ask if they have anything as a trade in??car,house,garage,motorcycle,tools,anything of value.i think this is a little out of the box as i have gotten some things that i could sell to generate cash for my next deal .these things i write down for future reference so if i call them back to tell them i may have a certain deal for them i may have an EXTRA TO GET in the deal if they nead to throw something in to make the deal go through.point in case i took a 2006 astro double wide in trade in exchange for a down payment on a single family home.sold the dbl wide for the amount i owed on the house and now i will collect a nice payment free and clear for the next 7 years!!! WITH 8% INTEREST. i have gotten many potential buyers on my list by advertising a POTENTIAL house!
and dont be afraid to ask if a buyer has any thing to trade!!

Buyers List

Thank you for thinking out side of the box. There are so many ways to find buyers, some work better than others. If you try a few, see which ones tend to work better in your part of the country. I've had investors that have found property where the property owner left the furniture in the property. He had an auction for the furniture and then auctioned the property.

thats cool because the deal [5th] i am working on now has alot of furniture and tools and junk $$$ that was left by the prior tennants that quit paying on land contract.i have outlined in the contract that these items that r left are included in the sale to be thrown out or to use /sell at my discretion.i dont know if that will fly or if i have that right but we will see.thanks for responding patt
