I have another question for all of you.
If you had only thirty seconds to describe what you do, how would you say it?
If you were put on the spot, what would you say?
I asking this because I am need a concise answer to the often dreaded question, “So, what do you do?” From real estate sellers, professionals and investors.

Nothing more was really asked besides, "What kinds of properties are you looking for?"
I AM an investor and I AM working with other investors - my DG family. No, that' not bending the truth at all. I'm talking with, learning from and, will likely be working with/doing deals with, those on this site.
What more is there to explain?

I get told all the time "i'm an investor"
I then ask "so you have the cash to purchase directly???"
Answer is generally "no i'm going to assign" or "i'm going to get a finders fee"
My reply is "you're a wholesaler"
If you say "i'm a wholesaler who deals with cash buyers nationwide" you've left no space for any questions to be asked.
When you answer wrong or not completely right, you've turned someone off and possibly will lose a potential client or partner.

I'm so glad you ask this question. i'm not much on asking questions on here gerard. but I've often wondered the same thing. when i tell someone i buy houses imagine how there gonna look at me. what the h*** do you mean you buy houses. you don't have any money to be buying houses. they know i don't come from money. etc............ what do you do with them when you do buy them ?? i just want to look at them and tell them i'm way more intelligent than they are when it comes to real estate investing..they don't have a clue. i would never admit to a naysayer that i bought a book off of tv. i would surely have to kill them then....lol.....

For Sellers:
We buy, sell and lease houses fast, typically we work with people who NEED to sell fast, say someone needs to relocate due to a job, military, someone who can't take care of their house any more, or those who just don’t have the luxury to list with a realtor for 6-12 months and wait for a retail buyer. Our main service is the speed we can take care of a problem property, and the ease of working with a professional homebuyer. Does that make sense?
For after repair Buyers:
We are able to get properties below market value, fix them up when they need it, and still resell them competitively with the market value of other homes in the area. We do this by buying properties for a great deal up front and working directly with the sellers or banks or wholesalers. Our experience and streamlined process allows us to buy extremely fast, so this gives us access to properties. Does that make sense?
For Wholesaling:
We aggressively pursue distressed properties that a retail buyer would not buy. We purchase them far enough below market value that we are able to turn them over to other investors who specialize in fixing them up for a small fee and they quickly fix them and sell them to a final retail buyer. By bringing deals to investors instead of them having to find the deals on their own, we make the process of turning over houses that would normally sit on the market a very long time quick, and keep the value of homes in an area higher because the investor is able to turn them around quickly and can sell them for the market value of the area.

my mind went blank when i was trying to make my own.
I'm a newbie here...have had two of DG's books for about two weeks. I've wondered how I would answer the same question. I'm liking the answers.
I'm actively getting my buyer/seller lists together and could use some of your expert advice.......I've found a house on the market for over a year. Seller is asking $109, checked comps, etc. and the FMV is around $130. I thought $30K would be some nice equity right? An investor told me that wasn't enough. I don't want to let this one go bye-bye. Any suggestions?

remember at the core of this business is trust and if you get caught up not so much in a lie, but in your description of what 'you do', how would you expect someone to actually believe you can close, can find a buyer or seller or just want to accept your phone calls???

There are alot of investors out there,
What I think you should do is lock the property up on contract with exit clauses and then post the property up on CL and all of the other free and paid classifies.
I thought about that but I think the owner is wanting all cash, which is why I was calling investors on my buyers list. No matter what though, I will keep trying until I get the yes I'm looking for. I think I'll take your advice about posting.

let them know you're new but you're hard working, never promise deals and money and riches when you haven't even been inside a vacant house. That pitch completely turns people off and makes you look like a fool who is stupid enough to believe that we would actually believe you.
You can't convince someone that knows more than you do; they have to want to do it. If they don't, find someone who will.
If it were me as an agent, what would impress me would be if you got a deal either pending or closed and talked to me. That way I know I wouldn't have to hold your hand the entire way and you would have earned your money instead of expecting me to do all the work.
Take your time, Rome wasn't built in a day and neither will your re career. Learn and work and things will fall into place

I totally agree with Elix, in the first 3 minutes of a conversation i let people know that i am a wholesaler and i deal with properties and a network of cash buyers in various states. They will respect your hustle and respect you being honest. Every wholesaler should be honest with everyone they deal with because they will cut you off in a quick second once they learn that you lied. That will taint your name fast than anything lying and also over promising Never promise anything i always say ill see what i can do.. lol just my thoughts

I did them in about 15 minutes. It was one of my Success Academy assignments and I just sat down when it was quiet and wrote down a free write with no sentence structure. Whatever came to mind in 10 minutes. Then I refined it and made it into something that makes sense, got rid of unnecessary things, and streamlined it to something that could be said in 30 seconds.
