GOOD DEAL?

GOOD DEAL?

can someone please tell me what is considered to be a GOOD DEAL...is there a formula or specifics to look for..I CAN SEE HOUSES ALL DAY BUT UNTIL I KNOW IF IT'S A GOOD DEAL THEN IT DOES ME NO GOOD! PLEASE HELP!

Comps

Well there are several moving parts in a good deal I think one of the most important things is if you have a good REA on your team is to have comps for property you are considering this will give you a idea of the type of profit you can expect from the property by those sales. Another thing that you can do yourself is find the average sale price per sq. ft per sale this give a more detailed view of how much the home is worth. Hope this helps

Say you found a house that comps for $300k, is on the market for $220k and you can get it for your buyer for $165k and you get a $10k fee

Thats a good deal

When it can close fast

When you can get your asking fee without haggling

When you get a true cash buyer out the wood work is when its a good deal
