i recently accuired about a home and it had just gone into preauction,now the auction is over. the property went back to the realtor. she knew i was very interested. it was listed at $75000 before auction and now is $135000.the home is in need of repair nothing has been done to the property so why the prics inflation?

It could be for any reason. The cool thing for you is that you are aware of what the offer was to begin with. You can use that as a strong negotiating tool, knowing that they may be willing to take anything down to the $75,000. They could just be trying to maximize profit potential, and more power to them for doing so.
Just take it with a grain of salt, knowing that their asking price has no affect on what you can offer. Your offer will be based on the market value and what your repair costs, holding costs, and profit objectives are.
I see this situation as well. The way I look at it is, if the property can make you your desired profit @ $75,000 then offer $75,000. If you have to get it for $62,500 to make that profit and you really want that home then offer that amount. The home was aready not sold not auctioned and is now back on the market again, the seller might just have to consider it. If they do not don't worry about insulting a potentualy desperate seller!

The realtor and you know thw the property was listed for $75k, so go for it! Make sure that your ARV ad repairs will give you room for $$$$.

Know your numbers, then you know how much you can offer for the property and still make your profit.
