I've found that I'm having a much more difficult time putting together my RE team than I'm having finding motivated sellers.
Finding RE attorneys that think creatively is quite difficult. Also, I've found that, If you don't have a deal already on the table, it's tough to get potential team members to work with you. And I'm in NYC and it's tough.
Dean, you should spend some more time on explaining how to pull your team members aboard, even when there is no deal currently on the table (particularly title companies, mortgage brokers, hard money lenders and even creative thinking attornies).

The hardest part of this business is finding motivated sellers that are selling their house at a price that makes it a good deal for an investor. I am surrounded by motivated sellers, 98% want too much for their house! If you do not know how to located ACTUAL deals than everything else is a waste of time. Like having a hamburger stand with no hamburgers to sell! Dean goes in depth on how to market to motivated sellers.
You have to realize that your "team" members are in this to make money and pay their on mortgages and put food on the table. What do you have to offer them that they do not see as a waste of their time?
Find one of those motivated sellers and put it under contract and close on it! You will meet a title company, A hard money lender(if your numbers work) a attorney if you need one to close in your state, a buyer that actually has cash etc. etc. None of these guys will be on your team unless you have something for them to do! Why would they?
Go to all the REI meetings you can and meet people that you can call on when you have a deal to work!

One place I would look at trying to network is an investment club in your area just as Michael said. A lot of times if you have a good agent they will have a power team around them that you can tap into.

Good advice people.I was going to mention exactly what you said.
It is important to network.We cannot do it alone it has to be a Team concerted effort.It may take months or weeks,but in the long run when you have created your networking system,you can say to yourself all of this was worth it.
All the no's all the maybes.The I will get back to you or let me think about it.It will not matter,because you my friend did it.
So in simple english..(Don't give up)(JUST DO IT)
