I have several true PRIVATE money lenders. These are individuals not institutions or companies. I would NEVER disclose who they are! Why would I? I DID find my PM people by doing actual deals, working this business in the real world, not the theory world. I met a couple of these guys doing flips on properties I used hard money on to make the deal possible!
So my advise is to do whatever you can at this point to acquire properties and flip them. You can meet a TON of people and put your systems and team in place by wholesaling. Be seen as a mover and some one that can close a deal. Not a newbie looking for some magic button and you will start meeting the right people active in your area.
Real private money lenders usually won't be found on some list or advertising their private money. 99% of people on lists or advertising private money are actually hard money lenders. I am sure you have found this to be true if you check out these guys and their lending terms.

I did find one lender list for my area and may be starting by buying a mobile home next week using mikeesslers techniques. I've been applying The techniques here and from Deans materials. I just spent the day learning how to put offers together myself cause my partner doesn't seem to have the metabolism I do since I had a boatload of supposed motivated sellers calling me and so many tofollow up on. Have 6 bird dogs to sign up and flyers and mailers to incorporate, but offers are next to do. Thanks for the input and taking the time to relay it. Louis
A lot of times you can find private money lenders through your sphere of influence. Look at all the people you know that might have some money sitting in the bank or somewhere not making a very good return. Talk to them and let them know that you could get them a much better return then they are making now. You may be suprised how many people you come up with.
