I have been getting ready to try assigning, I have 3 properties I like and would like to do SOMETHING with.
I have been reading and re-reading some of the threads for encoutragement.
Sistreat started a wonderful thread some months ago, which generated much excitement about having a person 'to fund all of your deals' - Ryan in Dallas, Texas.
There were a few posts asking if anyone had any successful deals with him. I cannot find one response good or bad about working with Ryan. Was this too good to be true? Anyone?
Hello to All-
I have had to allow several "cash cows" slip by due to my credit, zero investment capitol, ect. I am very new to REI and absolutely not lazy.
This is the only frustrating issue I have. I am from a Missouri, but I find properties all over the country. I spent every dollar I have to invest in Deans Success Team as well as books. I have every confidence as I am fortunate enough to see other people wind up profit by purchasing properties I found 2 weeks or more before they placed offers; offers I could not make because I cannot get funded.
The aggrevation of this resulted in getting "out of the saddle" for 3 weeks. But, I have never been a quitter and I won't start now and certainly not when I know the rewards. I love finding the properties, researching comps, ect. It is not even close to resembling "work"!!! I am a laid off heavy equipment operator and no stranger to 80 plus work weeks.
Can anyone out there help me find the direction(s) for partners, funding, or any other way?????

Gail welcome to the DG family.
The best way to find HML'S and partners is to go to your local REI club meeting.
There also is a list of HML'S on this sight somewhere but going to the rei meeting is the best way to meet them face to face.
When doing a double close, would the end buyer need to be paying cash for the purchase? I'm just wondering, becausee if you had an end buyer who needed financing you could run into seasoning issues with a lot of lenders.
Eddie. I don't think seasoning is an issue with a double close.You are basically buying and selling on the same day within a 2 hr window. Seasoning may be a problem when you buy and try to refi before the 6 month time frame most banks allow. although some people seem to find away around that too.

Hi, my name is Arlene. I'm new to real estate investing but I'm almost sure this is my ticket out of the work rat race. I read Deans latest two books and I was feeling overwhelmed about finding sellers, getting the deals assigned or funded, and especially about finding buyers. But this post has given me some hope and encouragement. I'm going to get out there and put some action behind what I'm learning. I just want to thank everyone for sharing their knowledge.
