I got a call from a guy that wants to invest his money in RE! I explained some different ways to do this (the best I could anyway!) & he is getting with his financial advisor to get everything in "order". He wants to get together to brainstorm soon...
I'd like some feed back on the best "win-win" for BOTH of us! (he has CASH) "How to work with your partner" stories if you could, Thanks a bunch!

My opinion, Find out if he wants to fix & flip for immediate cash, or hold and rent for cash flow. It all depends on the investor in the end.

Congratulations on finding the cash partner. These people can be very helpful in getting you where you want to be in real estate. You may want to discuss what the goals of the cash investor may be and how much they are looking at investing. I would present a very good deal for deal #1 this will usually get the investor excited and they will find more cash to invest with you. Also, a happy investor likes to tell their friends so you may soon have people beating down your door with cash in hand! You may want to also determine if you are buying and flipping properties for the quick cash or the buy and hold strategy. I would recommend trying to do at least one of each with this investor if you can. The buy and flip may get them excited for the quick cash and the long term of buy and hold may appeal to their conservative side. Please keep us posted. Good luck on all your deals!
