I spoke with the manager of Ameraco today - Tony. He claimed to have once been a manager over at the Nasa Space Center. We talked for about 15 minutes. I asked him numerous questions concerning their program and ALL the fees that pertain. I am still undecided! I could tell that he was a little frustrated with my questions. If anybody has personal knowledge or experience with this company, please fill me in. Thanks!

I have this same question about if they are worth using and putting up $500. I spoke with Steve there and he was a cool guy. If the network was THAT good, why would they let you be a part of it instead of feeding deals themselves? You get "all the tools" to find and submit deals why give it up when your company could be locating properties at an astronomical level. Those are just a couple questions I had run through my head.
There are other sites too that I'm curious about. So if anybody has seen, talked to or worked with any I'd love to hear about it.
I'm thinking the best way is the old fashion way of face to face and doing it yourself through other means.
Here is my experience with them. I replied to their add for u find we fund. I only replied because at the time I was hot on the bird dog system.
After reviewing their literature which did not include a price for their program I called them. I made the mistake of leaving my phone number. They called me 15 times in one month.
Here is their deal. You put up $5,000.00 for the training which includes a manual, so called proprietary forms to do deals with them and you get to use their funds or I should say, reuse the funds you gave them.
I would not get involved with them. It doesn't seem like a great deal.
I've talked to them and they indicated that there was a how to do it book(200pages) plus forms to learn their system. Suppposedly, this gets you educated and unlimited/forever use of their web based marketplace bringing buyer and sellers together.
The first guy I spoke with indicated that assignment brought 10% of the gross deal value. 50% if a joint venture--i suspect you / buyer match funds.
The "supervisor" indicated that the % we negotiated not set by them. They operate the marketplace.
My question is where do they make their money for providing such a service.
They are to call back in two weeks. I will try to find out more. In the meantime, we stick with Craig's list/bandit signs/ networking--although most of my friends seem to cringe and stay away for a while when I mention what I am doing.
It's a great tool to use to help analyze your deals (and did I mention it's FREE)! But, you really should spend the $97 and get the full premium edition! IT'S AWESOME!!
They say you find the deal they fund it on one side of the coin and on the other they say you find the deal, they fund it and then buy you out of the deal.
They supposedly have this investor network that funds your deal, and this sounds good but the question I kept coming back to was why do they need you in the first place if they have a investor network.
It sounded too much like a bird dog deal, one I am not interested in.
