What you have just presented is transactional funding. This type of money is used for a double closing / sometimes called a simultaneous closing.
This type of funding is essentially a glorified hard money lender. They require pay offs in as little as 24 hours. You pay heavy for their money as well. The cost will usually run 2-5 points for just a couple of days.
I would suggest a company that does transaction funding but can go longer term with their financing if needed. Most companies that do this kind of financing do not allow for financing much longer than those couple of days.
