But how long you own the property WILL be an issue for the re-fi. You need to find a bank that will give you a no seasoning refi, otherwise your money will be stuck in the house for 6 mos or more depending on the banks requirements.

You should be able to find out whether your local bank or credit union requires seasoned title with a quick phone call to their mortgage specialists. Banks have written loan policies and should be able to answer that question on the phone. That way you can check with several lenders in your area in a matter of minutes. Their standard sales response may be that they would like you to apply before they answer your question. There is no need for you to make an application to get a response on a policy requirement.
