OfflineWe want to throw out some encouragement to anyone who hasn't found an investor partner to put cash up for purchasing property. We were guest speakers at Edge 2011 and our topic was "Investing with Other People's Money". Since that time, our orignal investment partners have pulled back a little because of a couple of large commercial investments they're getting into.
Was it discouraging? At first, yes, but all through our investing career, we've been telling EVERYONE we know that we're real estate investors and sharing our success stories each time we upgrade and sell a property. Last week, some friends of ours approached us out of the blue and want to be our investment partners now. They are really disappointed with the performance of their 401k and IRAs and want a better return. If we hadn't been talking about what we're doing, they would have never known to approach us about investing in real estate!!
The moral of this story...Talk it up!! If you don't already have a story, use one from someone else in the DG family. There are SO MANY people out there who need a better way to invest right now than the stock market. You just need to find them and let them know you can help!

is out there-- people are fed up with risk and lack of gains in the stock mkt-they KNOW theres money in Real Estate,but,they dont know how.
Some hate Realtors and refuse to deal w/them. Some have been cheated by so called slick investors too.
So, show them how YOU can HELP them and make money too.
I have a lady who wants to payoff her two sons houses b4 she dies, she has $400k to play with(she has more)....would you pay her 8-10% or JV on deals and split profits????? and HELP her?

I too am looking for a cash investor. I am in Cincinnati. I have not been able to get my business cards ordered yet as I am currently laid off. I have a house in Dayton that I have been trying to rehab, but there never seems to be enough money. My husband and I purchased the home last year from a realtor at our REI club. We have a free and clear title. Now I just need rehab money. I would love any help I could get. Thankx

I have a house that is in the rehab process and I am running low on money to finish it. I have been a carpenter for 34 years and I am doing most of the work myself. It would be great to get this project finished up. I could go as far as 12% with pay off when the house is sold.

to clear this up- I'm sorry if you got the impression that I'm offering funding, I'm not.This lady contacted me and I was thinking to myself, wow, where was she when I first started out and could have used this help.
Just saying when you find ppl with cash to invest, why would you NOT offer them the above suggestions or more if it will work for the both of you.
