I'm working on the first day of the "Rock Bottom Blueprint". I just got off the phone with an agent that sounds like he will work with me. My question is: should I stop looking here and see how it works out with him or continue looking for more agents? If so how many agents is too much for a single metropolitan area?

You can do both, but I like to get a feel for one agent at a time. If I start to get frustrated with them, I might look for multiple agents. It's all about your preference. Glad to see you're taking action!! Let us know how it goes!

Not to go too deep into my story, but I bought the blue print when it was released last year and am only now getting it going. I guess I am anxious to get to the first check! big surprise there, right?


Just sent the agent his "Homework" email

OK. I think I found a good agent. He just sent me about 9 properties in response to my initial phone call to him this morning. Per, Dean's instructions I sent him a homework email. I pasted it below for open critiques. Please tell me what you think (everyone!):

Thanks for getting these out to me so quickly. I appreciate that. I will review these and and get back to you on them. In the mean-time, here is a couple things I will need to get our relationship going in the right direction. Please send the following:

1) Pull a list of all cash buyers/transactions in Hillsborough and Pasco counties for the past 90 days. If you are unsure how this is done you can call the 1-800 help line for your MLS service and they will walk you through it. These are important and I will need them to plan my investments.

2) I have 3 main required criteria for my MLS searches. Please search based on:
A) sold as-is
B) Vacant properties only
C) Has had a price reduction since being listed. (Days on market DOES
NOT matter, but they MUST have had a price reduction)

Begin with "starter" homes in the area you think is hottest and we can go from there. I expect to begin making offers this week so please get these to me as soon s you are able. Once we get going I expect to build momentum quickly and look to ramp it up to a deal a week fast. Thank you in advance for your hard work.
