"Homework" email

OK. I think I found a good agent. He just sent me about 9 properties in response to my initial phone call to him this morning. Per, Dean's instructions I sent him a homework email. I pasted it below for open critiques. Please tell me what you think (everyone!):

Thanks for getting these out to me so quickly. I appreciate that. I will review these and and get back to you on them. In the mean-time, here is a couple things I will need to get our relationship going in the right direction. Please send the following:

1) Pull a list of all cash buyers/transactions in Hillsborough and Pasco counties for the past 90 days. If you are unsure how this is done you can call the 1-800 help line for your MLS service and they will walk you through it. These are important and I will need them to plan my investments.

2) I have 3 main required criteria for my MLS searches. Please search based on:
A) sold as-is
B) Vacant properties only
C) Has had a price reduction since being listed. (Days on market DOES
NOT matter, but they MUST have had a price reduction)

Begin with "starter" homes in the area you think is hottest and we can go from there. I expect to begin making offers this week so please get these to me as soon s you are able. Once we get going I expect to build momentum quickly and look to ramp it up to a deal a week fast. Thank you in advance for your hard work.

...the way you got the agent to send the properties and then "flipped the script" by asking the AGENT to act quick.

2 things: You might want to drop the "cash buyers" mention and just ask for "cash transactions" Agents are weird about giving out personal info on buyers and sellers. It's against the rules or something.Once you get the property addresses you can find who the buyers are at the courthouse. No reason to mention the "buyers" to the agent. Also, might want to change "expect to begin making offers this week" to "expect to begin making offers In This Area within the next 7 days" Makes you look like you are making offers in other areas already. My 2 cents.

This obviously isn't your first contact with this agent. How'd you get past the Agent Question #1: "Are you pre-qualified?"

I told him EXACTLY, word for word, what Matt Larson said to say in the training video.
The follow up email Dean suggested was more ambiguous which is why I am asking for critiques. I'm trying hard not to reinvent the wheel here. If it is working for Matt I want to copy exactly. That way the only variable will be my delivery.

I,m right there with ya bro.
Lost my job in June and out of cash already, so my exit has to be to assign the contract (wholesale).

I was stuck on how to come up with the expected $1000 earnest money which will become due after the offer is accepted. I can't cover that check. The answer came during Matt Larson's interview with Dean during last Sunday's live broadcast.

Here is what he said to do, in case you missed it: (assume a $5000 assignment fee)
(paraphrased)"You will have 2-3 days to get your earnest money check to the realtor. So go get a buyer and tell him you require $2000 in NONREFUNDABLE deposit and the remaining $3000 at the closing of contract."

He says it works and since he pulls down upwards of 100k a month doing this, I believe him and I am not trying to reinvent the wheel.

RE" matt larson video?

The video I used is in the rock bottom blueprint: Day 1. If you don't have access to this, I am sure you can find the same info in any of Dean's recent material about finding an agent. It is part of the 25/1 plan. You are sure to find a script on exactly what to say.

I went through several REMAX offices and was told that no one is buying flips in this market by the first 10. On the 11th try my guy told me he just sold a couple rehabs and he would look into it and send me what I asked for. Then I sent him the email.

This morning I found the 90 days of cash sales and about 50 listings , per my criteria, in my in box!!!! Now I am ready to move onto day 2 of the blueprint to see what to do with all this info. Just follow Dean's training EXACTLY RIGHT DOWN TO THE COMMA and you will start seeing some results. I am starting to and I have not even gone through all the training materials yet. It is telling me "do this", I stop and do that. Once the result is in I am moving onto the next step and so on until I get that first payday. Hope this helps you. I am just beginning but I will do what I can to help, just pm me and ask or post a question and someone with more experience will. That is the beauty of this site.

Still processing data

Maybe it is the nerd in me or the fact that I have been a telecomm engineer for so long, but I am building an excel spreadsheet for the cash buyers for each county. Wow what an undertaking! 400 entries and counting. But I see the end result and it will make analyzing them easier. I will be able to click on the column with the buyers names and presto, all the same names group together instantly. That will make the real players easy to find.
