Mortgage-be-gone

As noted in my heading. I am in this to get my mortgage paid off. Then I can quit my job, spend more time with the kids, and do more of the things I love doing. Thank you Dean for your hard work and for helping to make my success possible.
I have:
-read thru pg. 23
-prepared a folder to keep notes
-started my investment journal
-watched a few video blogs
-almost gotten in wrecks as I am hopelessly hooked to looking down every street for houses to purchase even though I don't yet really know what I am doing.

information overload

Progress is slow. Feels like I'm spinning my wheels, but going nowhere. I need to focus. I have read tons of info, but still so much to learn. Wish I had someone to guide me through--or better yet--a partner with money. Truth is if I had those things, I might not work as hard.
Today, I called a property manager to discuss some properties he had for sale. Looked online all day long--gathering info.
Now, back to Dean's book.


Passion

You sound like you have the passion, so just keep at it. I remember when I first started I was on information overload, too. And.... there's always something else to learn no matter how long you've been doing it, so just keep adding to the knowledge and you'll find your own direction to focus on.


accomplishments and disappointments

O.k.--In the past few days I:
1. found out I can't get a home equity line of credit ( not enough equity)------REAL BUMMER
2. Watched several videos
3. Watched the #1 blueprint video

Now, next step is to find myself a real estate agent. AHHH!!! I hate talking on the phone.

There will be days with information overload, and yes, there is always something to learn. Don't worry about it, the repetition will finally sink in and give you direction. Do the steps in the book, read the posts, and ask questions and you will find a path.

I agreed

So much information and everything works but using it in world need to be good timing, and talking to right person and all. Beginning always hard, but I do believe later will be a little easier. do you best and keep positive and love what you do. Happy New Year and have great successful year everyone.

Fight the good fight...

I have seen read WAY TOO MANY SUCCESS STORIES to believe that this does not work. I am right where you are in the early stages of the reading and learning and adjusting so I know exactly how you are feeling when it comes to the overload issue. But I have the utmost faith that you can find your way through this and that you will come out on the other side of this stronger, smarter, tougher, and yes RICHER (in both your finances and your knowledge). Don't give in and keep that nose to the grindstone--and I believe that you WILL make it happen!!! Best wishes to you!

feeling guilty

O.K. I'm at the point where I need to call a real estate agent to get list of cash buyers in my area.
I don't like to be a user. Is there anything in it for the realestate agent that is helping me??

Something that can soothe my conscience.

P.S. Thanks for the suppport. Hard for met to believe that others are actually reading and aswering my posts. So motivating!!!!


Believe in yourself...

The first question I have for you Krystal is, "Do you truly believe that you can do this?".

Now, WHEN you answer YES (because "yes" is the only acceptable answer to that question [smile]), then that will tell you what is in it for the agent. You are requesting information from them that will help you to buy properties. When you close on those properties, they will get paid. Why shouldn't they want to shovel as much information your way as possible?

When you go to buy a car, you ask the salesperson lots of questions about various vehicles. At no point are you guaranteeing them that you will buy a car from them. But, if they are unwilling to provide the information to you, you ARE guaranteeing them that you WON'T buy a car from them.

Understand that YOU represent an opportunity for THEM. Once you get rolling with your business, you will be closing on multiple properties each year (versus a retail buyer who will only close on one property, and then may or may not use them again in 10 years).

When you find an agent who is use to dealing with investors, then there will be no problem for them wanting to assist you... its in their best interest.

Move forward with confidence! You can do this!

If I start out with wholesaling, how does this help the real estate agent who is helping me?? I have such limited vision at this point--I can't really see the forest for the trees.


I finished Dean's book last

I finished Dean's book last night--couldn't sleep.
What is the purpose of earnest money. Does it make the transaction legal?? Can you sign a contract without earnest money. What if seller doesn't ask for earnest money?? Do you give it anyway?


I might be in over my head

First of all--this is all happening way to fast. I opened my big mouth, told someone I was a wholesaler, and 10 seconds later, I had a buyer. Buyer is very serious, but I'm not quite at the point where I know what I am doing.
-I contacted a real estate attorney
-I bought some badit signs (they haven't arrived yet)
PROBLEM IS---He wants to buy now!! in a specific area!! and I don't have a seller!!! I'm not sure I can live up to this expectation, BUT I don't want to ruin the opportunity either.
There is still so much I don't know.

I went looking for abandoned properties--will try to send letters out
---some properties I found are in probate. Are these a viable option??
---some properties I could not locate the owner
---some properties had forclosure sign on door, but tax records show people
still live in house??
***stupid question--Am I supposed to spend hundreds of dollars on stamps for letters??
I need a quick way--or any way to get sellers fast

go to the store and

use temporary bandit signs with whatever you can find. Also put ads on craigslist, etc for quick response and you will have sellers calling you. The earnest money shows your serious about buying the property; and some exchange of money is required to make the contract legal. A small amount is okay though, so don't worry about that. Look on this site about earnest money or in deans books.
