I am not a big writer so please excuse me if I miss spell and am grammatically incorrect I will always give credit to quotes of inspiration I have adopted over the years of being a stay at home mom and raising my daughter and son in suburbia America! 

I am writing this in hopes that those getting started in Real Estate Investing will find it useful and will go out and attempt to do as I have done!

First of all I am not the most organized and detailed person in the world but do I try. I feel when I have read and re-read things that I will retain it in my volt called my memory. Therefore no one can take it away, in some cases I may retain it to memory not quite as I learned it---at times if I feel important information is loosing it’s force I will write it down in my ‘handy-dandy-NoteBook’—Blues Clues (kids morning show)

So have a system that works for you very important!  Sometimes we learn the hard way, life is a great teacher and only then do we “get it” Duh!

Just getting started in the Wholesaling niche of REI—I was not the most organized, the most positive, the most motivated, the most prepared person. Like most, Dean’s books and kit sat on my desk for months before reading them—skeptical I was, life had beaten me down in just the past 5 years. My husband lost his job we lived off our saving for 6 mons before he finally started working, to which we added 10,000.00 worth of new debt to our already high debt to income we had incurred over the years. I managed to get small part time jobs to help in some ways and still continue to raise my kids. My husband tried like hell to attain bonuses that so many in his work thought were unreachable, but he reached them. If it wasn’t for his persistence in trying to find a way for us to keep our head above water, worried and up late one night he watched Dean on late night TV, he bought his books and Foreclosure Finder Kit. However, because he was working long hours he hoped that “I” would read them and do.

I was not motivated to follow through, I hadn’t watched Dean and I just added the stuff to our collection of self help books etc… Looking for work online one day and slim pickins I went door to door to look for work instead. I was hired by an insurance agent as a receptionist, being out of work for several years my computer skills suffered, I offered to drive a 30 minute drive every morning for a week to get trained by his office manager on the other side of town
he agreed, there was soooo much to learn she crammed as much she could in that time, I actually wrote EVERTHING down and brought it to the office the next week. Needless to say, the company was making new changes to his system, more stuff to learn that he didn’t know and spent 3 to 4 days out of the week at his other office. I tried to maintain as best I could without him there….soon after we parted ways he was not very helpful and well might I just say in my opinion, of course, he was a jerk! One thing I will never forget was what he said one day to me that made me do what I have done to this point: “…..Everyone (meaning his office staff who were 20 years younger than me) is passing you by…” that felt like a slap in the face, I felt the sting! That day I decided I wouldn’t let that happen!

So…… I took a computer course at my local community college completed that in 8wks and took another insurance exam to acquire my Life/Health Insurance license, my old boss was the only one with that license at his office and now I had it too  not to mention my Home and Auto insurance license as well. 

I thought I might look into owning my own insurance agency and I attended a few seminars until I found out I needed at least 10k to start it with; which I didn’t have, I felt defeated! I was trying to figure out how to come up with that cash looking through some paper work I found Dean’s book again and this time I read it, it was about 9month later after putting on my shelf…..I suddenly woke up and smelled the Coffee (cheesey cliché) But it was soooo true where was this book and information10 years ago!! We ate up every bit of information on Dean’s website but because my husband and I felt a sense of urgency we bought the success academy course. I have done my first three deals all assignments and made 20,500.00 total and am making progress every day.

I learned so much in just these three deals that have brought the theory part of the
learning process full circle and many Aha moments! This website is supportive in everyway, I sat around too long when I started learning just stirring the pot of information
over and over and finding the ‘What-If’s’ to worry about and that waisted so much time! I never had all the answers, you must do in order to know! The biggest What-If that bothered me most was not Trying….and I am trying every day and making progress! Don’t just say it! Do it, live it, breathe it… BE IT and LOVE IT—I AM 

Smiling I was the biggest sceptic because of all the years life had beat me down and I was thinking nothing could help me and my situation, well it is what you put into it and it was baby steps all the way for me. Making Offers on..

Today, I am making an offer on a house that was never completed by a contractor becuase he ran out of money. I visited his daughter who sold the heck out of her house who is all but about 20-22 yrs old. I felt so bad for them and their situation, she has three other younger sisters and a 3 yr old son and plans on getting married and attending college its all an arms reach away, she can see it. She called my bandit sign and wants her Dad to take my offer even if its lower than what they are asking (it will be) but fair just the same, sometimes with FSBO's they are usually the most unrealistic bunch, at least in my area. I will be using the Fast Offer Formula I learned in the Success Academy, it's worked out so far.

Second Offer will be to a nice single lady who wants out of her Mobile Home
take over payments, she doesnt care to make any money, she just wants to walk away and is willing to take that deal that way. I am not sure quite how to make the offer on a mobile home, but i will talk to my Realtor and see if I can get Sold Comps on the thing...Sticking out tongue I have inspected it already and it is in tip top shape only two years old. My goal is to simply wholesale all my deals for now and with only three under my belt, I think I can do an assignment on a Subject-To and collect my fee and get someone a great Buy and Hold Deal to add to their portfolio... hmmm this one will be a big learning curve for me, scared but cant wait!!

Congratulations on your wholesale deals! Smiling I think people sometimes have to say to themselves...enough is enough! I'm going to do this no matter what! Yesterday, I FINALLY met with the 2nd real estate attorney, who was SO MUCH HELP! AND he is an investor himself. He showed me some websites to go to, modified an assignment form for me and told me about his title company. ANYWAY, I'm so excited now. And today I FINALLY went to an auction and spoke with a couple of cash investors and gave them my business cards. One guy was from Houston, but the others were from my local area. I literally had a stomach ache as I was doing this because it was SO out of my comfort zone! But I waited until the auction was over, and picked out the people that actually bidded on houses and gave them my card. I waited after they paid their money for their real estate and then introduced myself. I felt like a stalker...LOL! Slowly but surely building up my cash buyers' list. Smiling

The Seller Calls...

Today I got an awesome call I was not expecting on my latest deal that funded today, not the title company calling to say come pick up your check, not the buyer saying your check is at closing but the most unexpected call from my seller!! Smiling He says, "Kathy I just wanted to thank you for all you did and all your work, my wife and I really appreciate it and now I can retire that's all I ever wanted since I am 66, one less worry and you made that happen thank you so much and God Bless you"!

What an amazing feeling that was for me, I was humbled. He had a property that he helped build with is contractor friend some 13 yrs ago but never got to finish and due to loosing his job he never saw his dream come true, those were his words. The city was threatening foreclosure for unpaid taxes on his commercial property, he called my bandit sign in august, but he wouldnt take my offer he still had one apartment unit he was completing floor tile on he said he would need some time to think about it and would be in touch, I felt this deal slipping away as I had lost my commercial buyer's interest due to seller dragging his feet on showing rent rolls.

This little business center had 4 units in it two were store fronts and two were apts. I knew that I should pull back a bit and let him come to me. Two months went by and I was looking at my unaccepted offers and saw his name again so I called to ask how things were going. We met and I offered him 8,000.00 more for a total of 60,000.00 He agreed right away! I locked it on contract!
I knew it was worth it since our Central appraisal district was showing appraisal at 290k Sold Comps were 205k and now he was generating income with all units rented he was netting 1960.00 a month after untilities and maintenance. I took a leap of faith that the Sold comps would be close to that. Since I had lost my only commercial buyer, I advertised it everywhere and got calls galore!! I had it sold in two days but my buyer's HML fell through. I advertized it right away AGAIN using only 5 bandit signs; I make my own and I ran out of posterboard I planned to get more materials the next day. A week later I had a new interested buyer who followed through! Needless to say, I had many interested callers and interviewed them on the spot and many who were what I like to refer to as Snakes, gotta watch out for them, I think I can smell them coming now a mile away! lol This experience has deffinetly made me stronger and wiser with more--SO much more to learn!

Trust & Rejection

So getting a Realtor on my team has been an issue for me from the beginning and trying out the 25:1 strategy. In the searching process some said yeah sure then when it came down to it they IGNORED me I call it holding down the big "ignore" button. We had actually talked with them in their offices and explained what we wanted to do 'supply great deals to my partners of which some we would buy (my husband and I) One worked with me for a while but lack of good buyers, I lost his interest. Then another one was the longest I had although with some better buyers on list, I had a lot of addressed that I spent driving-for-dollars finding myself and fed these to her for Sold comps, she worked out fine for a while but lost her too when she took a long trip to Europe! Sticking out tongue

Some realtors have tried restructuring my deals altogether, unanswered calls desperately trying to contact them before my contract expires and then when it does, they threaten law-suit because I wont re-assign it to them...
I even had a Realtor try to get his commission from my seller on a deal he didn't even find for his buyer. His buyer saw my Ebay classifieds Add and called me but because he was not your typical Investor he thought he needed a Realtor(his friend) to come seal the deal when I already had it sealed or locked on contract at an amazing Price. I told the Realtor that his buyer called me and if he wanted a commission his buyer should pay him.

The thing at this point in my journey is that I know I need a good one on my team to get started in what I desire to do most and that's multiple deals but I'm dragging my feet calling another one...But I know I must!

Moving Forward

So new day new light, I am hoping to begin co-wholesaling in Texas and I am looking for bird dogs in some other areas I saw an idea someone posted on this site about putting an add on craigslist advertising "Set your income & hours" hope I can get one working with me! I began doing this at first not very successful, I've been trying for about a week so far and inbox is full of responses today YEEES Smiling
So now I hope to get one or two out of the bunch that is interested. Next step Look for Realtor...

Hot digity-dog!

So the bird dog search is in the works and so far I've gotten 47 interested potential BD's two so far are in and one already sent their first deal.....

Also, I had a call from another wholesaler who is struggling to assign his first deal here in my home town, he looked me up on google, wow this is exciting to me because my efforts are working to get my name and company name out there and I've had my first deal come from this which lead to my first deal! He wants to meet and asked if I could help with some advice. I am hoping we can partner together and help each other! I've got my third contract that im working on assigning can't wait till tomorrow!

Hot diggity-dog!

Putting adds out has proved positive, I've had 47 responses to my bird dog adds and I have two on board and one already sent me their first deal with pics and our agreement signed.
I need to do some homework on it and work my buyers list for this town, so far I have one with all his criteria on file. I feel a little stronger today. I know more will come in tomorrow. I will have to teach them what properties I look for, already spoke to one but I feel that many will drop out before I find the right ones, even so I'm eager to start, can't wait for the sun rise!

Well it's been a process so far, but I think I have a few strong ones (birddogs) and some not so strong...hope it gets better though and I am sure it will!

Last night I had a wonderful dream, I dreamt that I had a revelation about partnering here on Deans site, I was meeting someone who wanted to buy some properties in my areas and contacted me here, he was new as well but had some private money he wanted to use to buy XYZ and I had found a deal to assign him and he became a well 'Trusted' buyer ! This isn't a knew thing here but It was so eye opening that it felt like the first time since I heard it! Laughing out loud So you get my drift...

Even though I don't have my "diamond" as one of my medals I have completed Two deals: Both Assignments of which I used non of my own money and made my Buyers well over 70-100k in equity! One a SFR and another Multifamily Commercial. I've had many say Nay---roll their eyes--Snicker--even down right laugh at me, OUT loud and yes some were my Family, I guess they think I'm 'cute'!
Of course their thinking of me is what most gave me my fuel to prove them I could do something else than cook and clean and wipe noses, well how do you like me Now Laughing out loud I can earn 18k in two months, cook, clean, do endless laundry and Wholesale Real Estate! Glad I joined Dean's success academy Laughing out loud

Windy Day Here I GOooo

Scratch the bandits today, really windy, desert southwest Texas has Spring winds that will blow you away, literally Laughing out loud
So checking on my bird dogs, one is sending some deals already. I'm trying to invest in Dallas and continue in West Texas as well. In my town the middle of the week works great in some areas to put up Bandit Signs then check them by Friday and add more then. I know what areas are a waist of time to put them out because the competition pulls them out as soon as you drive away!
*I found an area that they almost always last up to two weeks or the next wind storm: the County workers I've found are not as efficient as the City, so I like to put them up on County lines Smiling I've made several offers from those one deal I Wholesaled and made 10k on assignment and the other was in my own neighborhood from calling a seller's For Rent sign, I wholesaled that one, my second deal, and made 8k on an assignment with a total of 30.00 EM combined! If I had a birddog that gave me the lead I would have paid them up to 1k for it on each one!
Next Goal: Find Texas Realtor in my town to partner with!! I know you're out there! 25:1 here I come!

Laundry List

a) Make my bandit signs

b) Put them out in the hot zip code 25miles from where I live.

c) Check on deals my birddog's sending me, made some homeowner contacts only spoke to one, she not interested in selling??? ( why anyone would have three houses sitting vacant on one street not making any money and desperately needing a paint job, that they are not living in is beyond my understanding?) Well she is a senior, was very nice to her and wished her well---Need to send her a letter Smiling

d)Answered at least 50 calls today on some bandits for a property I NEED to Assign in my hometown!!! All were looking for house to rent or buy with owner financing. I NEED a CASH Buyer to close FAST! I did pick up one buyer, he will talk with his partner and call me back, Had long conversation with him, Love the people I meet Laughing out loud

e) Met a potential partner, we've had a couple serious conversations, hope to meet with them this week and get some deals done!!

f)Do some "homework" on another deal guy wants to sell his house--Take Over payments! Drove by today while putting out my bandits and looks great, Zillow and Trulia have inside pics move in ready---Cant wait to hear more of the story!

Enthusiasum!

The Assignment from HELL (is what I called it in my head) I have to get that "Stinkin-Thinkin" out of my head as BamaGirl says, it's too EASY to give up and I've come close to it several times on this one!

The sellers were the ones who contacted mefrom my bandit signs, amazing how those things work, they were desperate to sell their duplex in an old part of town, I locked it low enough that gave it a 50k instant equity on a flip or Buy and Hold with positive cash flow per the buyers HML I had a great one who does 5-7% on a deal and 3.8% down. I advertised it SEVERAL times and each time lost my buyer, due to financing falling through for them or lost interest on it when they saw it! Only needed about 5k in repairs, it was what it was and old property but it was a GREAT Deal for Holding and Renting that area was Prime for that!! Some buyers couldn't get past the area (not bad at all) but undoubtedly it was in the middle of not the best part of town but Definitely NOT A WAR ZONE!! They just didn't get it! I was desperate to Assign it and find a new buyer, on craigslist I got losts of "Dog-Buyers" and those nasty SNAKES in the grass coming out to slither about your feet and waist your time!!

I almost lost the deal assigning it to a some who didn't get the assignment process, thank goodness if fell out of contract at their title company due to their lack of communication and following through, I smelled a skunk so, I did not send an Amendment to the contract for more time from seller. Instead I renegotiated the contract with my seller for lower amount, they practically begged me to keep trying and so I did, new contract and new strategy for marketing a new buyer who would be interested in the Deal!

I partnered with another wholesaler who contacted my bandit sign and he marketed for me, two weeks later I got my buyer and hoping to close very soon, will be assigning to him Monday. I felt that same satisfaction when I made the call to the seller asking for more time on the contract, My closed my eyes and crossed my fingers that they would not tired of me holding it and they would give me more time.

She agreed too easily and thanked ME for 'helping them'. Ugh! that gets me everytime!! I have to keep reminding myself that I'm dealing with the most motivated sellers in the market!! and that even though my assignment fee is the smallest I've made this being my third deal to assign, the biggest reward is, hands down, the amount of gratitude these sellers have for you is the Biggest Reward! ---- 2,500 for me with No money down and 10.00 EM---1,500 to my 'partner' wholesaler and 38k Cash for seller and ONE Giant LEEP for ME on my Wholesale Journey <3

Buyer,Buyer,NOT a Buyer

Starting the 25:1 with my realtor and hoping I get one here soon! I realized I should touch base with my Buyer's list and found myself deleting about 4 and more potentially. I found many from my other deals I put out bandits on and called me and pretened to be a buyer but now talking with them realized they really are not, all they say is send me everything you get!

Well the big question is, How soon can you close and will you be using Cash or an HML?"

If they stumble and just agree too quickly with out fluffing their feathers a bit on recent deals and you get a strange feeling about how they are answering your questions I can tell they aren't serious buyers.

This has been my recent challenge in my Wholesaling Journey when I started with DG success academy, I didn't understand how important it is until I began the actual process of interviewing Buyers especially those that contact your adds. I now realize how REALY important it is, so re do it every chance you get talk with them often and add to it every way you can!

I just called them all today and one told me I need to be a 'Limited company.'
(I do have an LLC) but you don't need to have one! This guy really bugged me because he contacted me on my latest deal I was marketing from a bandit sign and wasted a week of my time giving me the run around about having to wait on his "partner" and set two broken dates to see property and meet etc.. Then when I followed up this week he gives me a big excuse about lying low because his partner was having kidney surgery...? the only things that 'lie low' are snakes!

Glad you finally got a realtor that will work w/you! Smiling Did you explain the 25:1 strategy to her? How much info. do you give your realtor? Just wondering.

I need to revisit my buyer's list too and contact them. I'm sure some of them have given up on me. But I guess if you get a really great deal locked up they will come out of the woodwork. LOL!

for always writing something here on my journal, I really appreciate it! it's great that you have the, go get it, to ask questions endlessly and even sometimes call.

First, I told my realtor that my partners and I are looking to make several offers a week around 10 or so and buy many properties a month, HE got it right off and was eager to get going so saying nothing else, he sent me a list of 30 props! I have called several times to reexplain things if he doesn't do exactly what I wanted, but feed him a chunk at a time, he agrees and does it!!

I'm Loving it! I just better man up, so off to shop for MORE BUYERS!! biting my finger nails, pulling my hair, and thinking, oh crap, what do I do next, and what if... but oh well I'm praying and holding on tight!!
