Trying to find the right real estate agent

Hi all, my name is Jeff I'm 23 from the south suburbs of Chicago. My dad and I are currently trying to get focused getting this going. So far we contacted a real estate agent and got a bunch of listings talking on the phone and through email. When we asked for a list of cash buyers though she said the MLS support staff at GNIAR couldn't get that information even for themselves personally. So our question we were hoping to get some input on was should we just look for another agent or what else can we do to try working with the current agent we contacted? I went to Craigs list and wrote a list during we hours of the mo

During the am and started calling them independantly as some listings are in the list 12 each person ,more to speak duplacates .
I found 14 that are buyers and emailed the ones who never had a phone listed .
I found that 4 were very sharp cash buyers 4 were useable 4 were people whom were not experenced .
I new also ,however im not afraid of the phone or worken all night long to move a project .Kenneth

I'm wondering if you got any feedback on your query yet...and if so, what was offered. Here are three responses I have. 1. Did your agent ask their tech support to compile cash buyer info for them, or does agency policy prohibit agents from asking, or techies from compiling and sharing? 2. Have you gone to your county courthouse website, or tried http://publicrecords.netronline.com (this last has a $35 fee...)? 3. It doesn't hurt to talk to other RE Agents...especially if you're still looking for that one outstanding Realtor to be your Team Member. It's not just the Realtor, but their agency, that has to be able to cooperate, so I'd say keep looking til you find the right fit. Best wishes!

Real Estate agents

I am an agent who has been in real estate for over twenty years as an investor and agent. If an agent has cash buyers, why would they give them to you. It takes a lot of work to build a client list. I would recommend you do that part on your own.
It sounds like you have an agent who is willing to work with you. That is a good thing. It takes a lot of time to find deals that make sense and to do the 25 to 1 strategy. If that agent is also running the comps for each property, to give you the ARV, they are worth keeping around. Most agents wouldn't want to be bothered. And most agents don't have a clue about REI. So, I would see how it plays out with that agent. You can and should be looking for other agents to work with as well. We all have a different way of looking at things and that can be useful.
The best thing you can do to develop a good relationship with agents is to perform. You will always have the occasional deal fall apart, but if you close the majority of the properties you put under contract, you will find the deals coming to you, because you have built a solid reputation.
Always look to keep expanding your knowledge and reputation.

and words on your experience with it. I plan to get looking on craigslist too early in the morning soon and see what I can find.


prr1810 our agent

inquired on the names of cash buyers but wasn't able to get the names, nor were the MLS support staff themselves, we did however get information on cash sales for some of the areas we're looking at. Thanks for the other suggestions with your responses too, we got more work to do on that.
