My plan is to focus on multi-unit dwellings or properties as well as rent to own and owner finance properties here in the Houston, Texas and its suburbs. Now from their each day's action should materialize the next action and long as I am consistent in doing something positive in that respect everyday. Got any good tips for a newbie like me?

First, make a promise with yourself to do something. Do not procrastinate, it will be the starting of your ending and you will have spun your wheels for nothing. Why you ask? Because I have done what I asked you not to do, so I speak from experience.
Next, here are some steps for you to think about before you become a REI Tycoon!!
Set up your team. (Accountant, lawyer, mortgage broker, HML (hard money lender), arehab guy you can trust
Find a realtor you can work with. Good Luck with that one!!!
Join an investor's club in your area. This one piece of advice is priceless, trust me.Go to ceoonline.com to find a club in your area. Well worth the time.

Now go do your homework and hand in your assignment to me when it's done!!!............Jan

You're right. It's put up or shut up time. One question though? How do I pitch to my real estate cousin what I need her to do for me as an investor?

If she can think out of the box and work with you no matter how far fetched she thinks your deals are, she stands to make a bunch of money not just now, but every time you put a deal together. If she is family, then she will do it. If she is only out for herself, she will tell you this can't work and dump you along the way. That is why it is called creative financing. Anything goes. but make sure you do it so the people you are going to deal with will come back again and again. I just started with my second realtor and he is sending me more deals then I can handle and my partner is a contractor. He sees what we are doing and he wants in on the money. We just sent a offer thru on a house that had a fire, did the walk thru, went to the office, made an offer, but we were turned down by the seller. Wanted a counter offer, we said no and walked. No problem, tons of deals out there.

Just let him or her know that you want to make 20 offers this month. 1 or 2 will stick and you are on your way. See what they say about that!!!!!!!!!

Jan you have given some great advice. It made me check my list over and see where I currently am...I have my team all except a Hard Money Lender I am working on that.
