I honestly doubt that anyone will come here and look at your post and say, oh yeah, let me mentor that kid who is saying that it's getting harder and harder and hasn't done a deal!

What I advise you to do is to join a rei club in your area, read DG's book 30 Days to Cash and do exactly what it says in it... one thing a day.

Have you put out bandit signs? How many? How often? Have you gotten any calls? Have you called other investors' bandit signs? How many offers are you putting in every week? 25? Have you built your power team? Do yo have an investor-friendly agent putting in your offers? Have you built your buyers list?

You can also start a journal on this site and write what you're doing every day; it will help you stay focused and accountable.

Find some lower income areas, locate vacant and boarded up houses. Take a photo and get addresses, and Im not talking bout a few. Find many.... I will walk u thru a few deals for 50% of the profits, soon you will know exactly what to do. Also place ads on Craigs list, I BUY HOUSES, not just one ad, but many and renew them every 2 days, u will need multiple email accounts for this, And def order a few hundred bandit signs and put them out. Call other wholesalers and make friends. Read Think and grow rich and as "a man thinketh" many times.
Get absentee owners list and send out hundreds of yellow letters every month. Stay focused. Turn off the TV, Be enthusiastic and develop a winning mindset. Never give up. And learn to listen and be empathetic.

Let me first wish you a Happy Birthday, Hope your having the best day of your life. Anything is possible Donte, as long as you never give up and keep being persistant. Refuse to be refused and do something, anything and in due time you will reap if you faint not. Follow what Dean tells you, do what Rando says and eventually ur going to reap that reward. It's all about thinking outside the box. And if you think its too hard in your area, try a different area in another state that hasn't experienced the uplift in the market yet.
