I sold an old Motel on the old Hwy 99 for a 15K Assignment

Holy Crap, I've been running my "I Buy Houses" ads on Craig's list for a few years now and I got a few deals that way, but they are far and few between.

And now it's even worse cuz there are dozens of ads, all these new wholesalers and their Granma's.
Every few days or at least once a week or 2 I go on Craig's list and renew my ads, cuz, it seems futile, but why not, it's free.

I also place my ads in the nearby cities of Bakersfield, Hanford and Visalia. Well, trim my left gonad. I got a call yesterday from a guy that's got an 8 Plex in Bakersfield and wants 120K I looked it up on Zillow and Google maps and holy crap, the place used to be a motel on old 99, it's actually 8 little houses on one big lot. Long since vacant and vandalized with 16" high dead weeds, it's been ravaged by the weather and vandals, what a hell hole. Who in their right mind wud buy this?

Property is actually a short sale. Seller is a wholesaler and he's doing a double close. Who knows what he's getting it for and what he's making.

We'll, I sent it to my buyer in Visalia and told him the price was 140, He asks if I can do 135K?
Seller is demanding a 2K non refundable deposit and buyer is OK with that.

We just got all contracts signed & starting a 7 day escrow.

Frikin $15 Grand for doing almost nothing.

And this is another deal I'm selling to a Realtor, the insanity.

I must admit, I wrestle with these feelings of unworthiness. How can an ex construction worker that was making 30K a year take home, can now make 6 months salary in an hours worth of work while sittin on his assets in front of a PC and taking a few phone calls?
Who wud believe it? I actually photograph all my checks cuz even I don't believe it,.
