Go to your REI club and start building your buyers (investors) list first and foremost. Find out what type of properties their buying and how often, so when you find a property or properties fitting their criteria, you can get it assign to them or get paid as a BD for finding the deal for them. I can tell you right now, you'll have an easier time assigning FSBO. Lenders are adverse to assignability clauses these days. It never hurts to try though! Also partner with someone you can trust to go in with you on a few or all of your deals until you build your cash reserves. God Bless in all of your REI activities and daily life.

Congratulations for taking action and wanting to make a change with REI. I would recommend to learn as much as you can about your area and market. If the local area is on the high side see if you can look farther out. Try to find others to network with and you may discover a few partenrs along the way. People are still buying, right? The Media makes it sound as if NO ONE is buying anything Real Estate. Are they right? HELL NO! Sure there are people who have decided to not buy and would rather Rent. But try this, call up a realtor and ask them how many properties they have sold in the last month. If they say only one, well guess what someone still bought Real Estate. To assign contracts one is all you need!

You have an advantage by Wholeselling Properties. You sell properties Cheap! Would that one buyer be more likely to buy a FMV$500,000 property for $375,000? YES, for many reasons, one it will safeguard their investment against depreciation, second it is instant Equity!

The best thing to do is go to a REIA and meet many like minded people who will be more than happy to help you learn and even get on your buyers list!

The funny thing is before posting I already gathered a listing of 10 NYC REI clubs. Now, I have to figure out which one or two to join. I guess that depends on how active it is and/or how many members are involved. Would you agree?

It's never too late to start anything!! Believe that for sure. Can't you think in your mind about those awesome stories that we all hear about where someone whom is in their wisest years and suddenly surprise us with a new passion? Like that Brittish lady on Brittain's Got Talent (sorry I forgot her name) that took the world by storm and ended up on every PC in the world watching her YouTube video. I betcha she thought it was too late! It wasn't and it won't be for you either. So, get up, stand strong, believe in yourself and you will succeed!

I truly appreciate that Robert This is such a passion of mine that just the thought brings joy to me. I want this so much, for myself and my two darling children.

Presently, I'm working on printing out the fax letter for various RE companies to begin sifting and sorting through the average joes and those that go beyond the norm. I'm also working on finding a REI club I can lock into. I'll be adding an ad to craigslist and other websites for the start of my buyers list. In addition, I want to create a website and begin ordering my biz cards. So yes, I'm becoming less fearful as I continue to read these powerful stories from ppl of all walks of life. It's definitely the recipe I need for success.

Hey that sounds great... Isn't this website thing terrific. It does give us motivation, that's why I'm so committed to it. Seems like everyone else around us (at least in my circumstances) is nothing but negative and pessamistic.
