So far I have enjoyed reading everyone's story and what it take to move mountain to get where you want to be. Just like everone else I set up one night and discover one of Dean commerical which made me feel he was truley talking from his heart and not just another make millions selling realestate program. I have to say, I did purchase one books at barns and noble and placed it on the book shelf because it seem to be a lot of talk and no action in the 1st couple of chapter. So I lost interest and went on with my life. Then one day I seen the infomercial again and this time my wife said come here I want you to see something so I dashed into the room to see what was so important that she wanted me to just stop what I was doing. She was so excited about Dean new book that She made me order Dean Newest book Profit from real estate right now.I told her that I had one of his books already and I started reading it but I just stop.Well she made me purchase Be a Realestate Millionare book and started reading it again. While I was waiting for the new book to arrive I started reading the 1st book I purchase. This time it started to make sence. I am now on my 3rd book and my 1st offer on the table with my realtor. It will be a assignment deal. I have been following Carol story and thougt assignment would work for me as my start point. So there you go for know. OK .... I forgot to mention that I have been building a large buyer list with investor/cash buyer and home buyer looking for homes aswell.I have 5 other property I am researching. My current business is a landscape co. I hope to close on at lease all 5 deal before my season get bussy in April. So I am off to find more deal and build my buyer list. I want to say thanks to all DG Family . ED.

Dean Letter about a old couple

Here I sit on Sunday morning reading a letter Dean had put together about a older couple at the Air port. As i read this letter things started flashing through my mine as he tell the story about a sub prime loan putting a old couple out of there home and being forced to go live with a family member. What touch me more was that the husband would have called it quit if it had not been for his wife needing him most. After losing a 2nd business we started and continue to run the 1st business and dealing with creditors and slowly going under and a mound of credit problems I was ready to call it quit to. My wife and kid are my reason for wanting to continue to work and build our new investing business. My wife is my reason for going forward now as we make money in real estate investment. We have hit a slow period and I need to remember "Why" I am doing this business. My wife and kids need me and this is going to be a get rich slow plan to recover from the great life we had before the market bust in 2008. We all have "up" and we all fall down, and this letter just help me get "up" once again. Thanks Dean

Keeping it real

I cant wait to get the SFL system as part of my investment tools. I am very happy with new upsdates to totalview. I have to stay focas so i can keep it real. I just purchase Tony Robert CD to listen in my truck so i can stay on track for my Goal. My new goal are to have 12 home by April of next year. I know i can do this. I have finaly gotten the fear out of my system to buy homes now. I learning how to do subject to purchase and assignment. My goal is to have 20k in the bank untouch before me and my wife moves into one of the home I may pick up. We finally put are heads together to build this business. I will buy homes and she will bring the buyers in to buy or homes. This year is now the 1st year we dont have to take from Pete to give to Paul. I dont fill like I'm at a dead end any longer either. It's a good feeling. My wife is now bring in money on top of what i am doing so ,well that back to school shopping was done in the blink of a eye this year. I am tuned into what Dean is about to unleach into our life and i am sure it is going to be big. I now have more support materal then i could imgine down loaded from the past weeks video intro from the EDGE event super stars. What else could I need. I know one thing for sure I want to sell my landscape business one day so i can do realestate full time. I just need to give myself a little bit more of a push and stop worring all my customer not be to happy to see me go, but this is something I will need to deal with in my mine as it has become one of my reason for not staying focus or moving on faster. I know one thing it would be pretty cool to win Dean home and just get the heck out of here for one week. I am on my 3rd deal since getting started 10 month ago. I am very happy to have found Dean and DG family members as well. I am still reading your Town your realestate profit very slow for now. I am on Chad Merrihew Chapter and excited to read his story on how he started. I have something that has been on my mine all week end. I was driving in the neighborhood this week on my way to the store. As I look over my shoulder I seen a man mowing his yard. As I was turning the corner I looked at him again. I noticed he was missing one arm and pushing his lawn more with one hand like it was know big deal. It was a big deal to me. I asked myself how could this guy pull the start string on that mower and hold the blade pto so the mower would start. As I continue to drive I tryed to figure it out. I thought maybe he's getting someone to start it for him and he just push mow his yard. I was amazed. As i was driving i said to myself this is what i am face with understanding realestate, and maybe the same problem like this guy. I just need to leave it in god hand and if it is to be away for me to be successful in realestate then so be it. Good night DG .

assignment of contract

I just want to record some notes today about my experience on assignment and subject to . I have been lucky to have run into a investment group here in Austin , Tx that know there away around and mentor me as well on real estate investment.Sometime it fear that keeps us short of taken action to get out there and doing the work to become investors buying and selling homes. I just want to say its so important to making the list of buyer because you just dont know who that buyer is on the other end of the phone or at the end of a email or text you apply back to. The second thing is those bandit sign that I use to be lazy about putting out on streets feared that the code enforcement would call me about. The third thing was picking up that 6000lb phone scared to say something wrong to the person on the other end of the phone.

Like most of everyone on the DG I was feared as well that my credit had to be great and if other people knew how bad my credit was they would not sell me there home. "WRONG" . I just stop with the acuess and fest up to myself it's "FEAR ".

So I decided to learn how to do subject to deals because you dont need credit. You do need to know how to do the 3 things above I mention and find a good Attorney to close your deals and a licence broker to review doc when you find someone to sell the deal to if they are not buying cash (SAFE ACT ) rules.

Here is a clear picture of my 1st deal. I seen this home on the market for over 6 months down the street from me. I call the owner and told him of a wounderful and creative way I could buy and sell his property. I told him he would need to be very creative and be willing to become the bank. I explain to him that with banks loaning less and rules on credit to buy homes with FHA it's going to be a while before he could sell his home at full market price. Anyone trying to sell a home at full market price when there are foreclosure all over the area have to be a little crazy to thing someone will buy there home at full price when the guy next door has his property for $ 10k above tax assess value and you are stuck in 2007 thinking you can move your home 40k to 50k above tax value in theses day and age. I explain to him that by letting me buy his home subject to his mortgage staying in place I could get him what he was asking but just at a later time and for now have the home sold in the next 90 day. He was in agreement with me so I got out a contract and gave him $1.oo dollar to make it leagal once we both sign the contract. My contract was my Name and or assign with subject to mortgage and with all my special provision to cover my "butt". I started marketing that home like crazy thinking who could I sell this home to. Well the three things I mention above brought me in a buyer and before you knew it I was assigning my contract for $5,000.00 and the seller had a buyer and he made a good return on his money over and above his mortgage payment not to mention he sold it at full asking price. Win win for both of us. Why would this guy do this with me. I answer his Hot Button like Greg Murphy said you have to do. He has a home not vacant now and a postive cash flow and will cash out in 3-5 year with 40k in his pocket. I learned that you have to give to receive with a assingment of contract. That is why I am shareing today. Something is better then noting. You have to become Dean by giving back because it will come back doulbe fold. P/S I used the bandit sign For Sale By Owner

It's been a great ride.

I felt like I needed to check myself to reflect on what I have been doing and let other DG member know what I have done and where they can be if they stay focus. I first started with building a list for buyer. I ran the ghost ads and soon stop running my ads because I got so much responce from buyer that I knew I needed to start finding real homes to offer these investors , small construction company who were looking for small bread and butter home they could have there work rehab work while they were out of work or until there next construction job started. I also had buyer who answered by ad and read my street sign that just wanted a good deal. Dean was right on the money about how to locate buyer. I now started looking for homes on realestate site to scott for seller with home they wanted to sell. Like averyone out here fear held me back from making offer that would become winner for me. I just kept going onto the DG site and looked for a mentor who I could relate to. I found Carl who did assingment, and Greg who did pretty much subject to / lease option. I just kept making offer until someone would except a offer. Once I got my first offer excepted I was off to the races. As a matter of fact I sent carl a personal message for help. Yep she answer it and I was on my 1st assignment. I sign up with a rei group which turn out to be the best thing for me and my wife. The rest is history. We found another rei group which offer personal mentors and now today we have done pretty good for ourself. I think sometime how hard it would have been if I did not get the personal training of a mentor. I was just about to take on coaching from DG but my wife said let see where this mentor will take us and if it did not work out then sign up for Dean Training. I now look back and thank God for the path I have taken and wish for other DG member to find a coach or a mentor. I listen to Dean weekly blog and I now see everthing right in front of my face to be true. My problem was I could hear him but not understand him because my mine was full of ???????. For some of you like myself you need ask for help. I stop counting assingment at 25 and have purchase 5 property and sold them all. I sold off 70 of my lawn care account and have 35 accounts now so I can focus on realestate. Im not turning back. Well this is it for now. I hope that someone reads this if there stuck and take my advice. Found a mentor or get a coach because it will cut out all the guess work. One more thing. I up dated my photo which me and my wife are on it. We won the cruse ship all expence paid in a contest with one of our rei group. The contect was for who ever could sell the most houses 60 days and or buy the most house would win . we sold 5 home and purchase 3. They even gave us $ 1000.00 spending money. None of this would have come to pass if it were not for the DG site which gave me hope. Thanks DG

Well I'm Ready to take the plunge

We'll I made the choose to get a personal mentor. It's time to move to the next level. We have subject to our way to a great life in real estate but I want more now. I worked on my credit for the last 2 years from a 490 to a 710 score. Now my goal is to fix and flip and buy and hold.I'm ready to have Dean's mentor program now. To all who want real estate to work for them and not sure if this is for you just beleave and great things will happen. My wife is the bow and i am the arrow. I will be back to let you hear more soon.
