The concept of Wizard Investing is knowing how to handle anything that comes your way. That may even include walking away from the deal completely. Many investors come to a complete standstill because they don't know how to handle a deal that they think is complex.

Most of the so called gurus are making money from one of two ways. They are either selling theory, or they are REAL INVESTORS out in the trenches doing deals.

But if you learned about investing from a REIA, you may have taken a class and focused in on one strategy.

Well the truth of the matter is that you will let over 90% of deals go by you because you don't know what you dont' know.

Join the wizard's...learn how to create "Magic" so that you can lock down anything that comes your way. Sometimes, the best thing to do is assign the deal to someone who is more experienced than you and ask them to mentor you through the great deal.

One thing that I've learned from my late grandmother is this, You are going to pay now or pay later, but one way or another you are going to pay!

Mistakes in real estate can be expensive! Learn from other people's mistakes and you will go a long way in this game!

Driving for Dollars

I just came back for driving for dollars for the last 2 hrs. This is a great way to see what kind of activity is going on in my marketplace. This is not a technique that I use as much as I should, because I"m focusing more on making my phone ring. (systems).

I did go to a couple of open houses for some FSBO's. They were looking for full retail price. I kindly told them how I buy properties, and if their needs changed in the future, they should call me. Always ask every seller if they have anything else to sell, or if they know of someone who is selling.

They were pleased to find out that they could make $500.00 just by referring someone to me that needed to sell or buy. Even though I didn't SCORE today while driving for dollars, at least I put my company name out into the universe.

I think of it as branding myself each time I drive for dollars. I'll be taking some of my students in CT out in the field next week. I'll upload some video footage to show you what they learn.

BIG Props to Dean

I have been a full time investor since 2006, and I'm a former REIA president. I've seen my share of slickers that have come through to sell their products. These guys and gals don't give a damn about the people that they sell their products to. (from my experience).

I must say that I'm quite impressed with everything I've seen from Dean. He really appears to be a class act. I'm even using alot of his techniques and they really work.

I"m new here, but I'll make my presence felt, and help whoever I can. I'm also open to learn from others as well. I look forward to great success here for everyone.

Sunday Morning's are for deal hunting

Today is a great day! I have to get the Dunkin' going and pick up the Sunday paper so that I can pull out some buyers, and try to locate a motivated seller. I can remember when I first started, I never used to do anything on Sundays. Since one of my first deals happened on a Sunday, I know always look forward to good 'ol Sundays. I'm going to have some video coverage to help others get the confidence to DO THIS MAN!

Oh, I almost forgot this tax deed land deal closing

I'm feeling pretty good right now. I just received a call from my realtor in FL. She let me know that I just received an offer for a tax deed property that I purchased in Charlotte County awhile ago. Since it was a tax deed sale, I had to do what is called a Quiet Title.

That means that I have to get an attorney to serve notice to all interested parties, and then give them 30 days to file a notice of interest. It's been awhile now since there were multiple people on the deed. As soon as this one closes I'm going to hit the Detriot market.

We should make about 28-29k after the dust settles. If you live in the Detroit area, and would like to partner with someone who understands the rules of the Wizard, please contact me.

I'm looking for Detroit investors to do some GREAT business with also.
