PREFORCLOSURE LETTERS

Can you send letters to people in pre-foreclosure? I have recently heard that you cannot send these types of letters in certain states. If anyone can shed some light on this, I would appreciate it. Also, if anyone knows the states that this is not allowed in, that would be helpful.

I've never heard of that

I've never heard of that before. Once NOD is served, which is open to the public, the pre-foreclosure letters follow. I'm putting together a script for calling and letters for sending right now.

Would love to see the scripts and letters you are preparing. I recently went to a real estate bootcamp in Baltimore which was hosted by Robyn Thompson. She is known throughout the industry as the "Queen of Rehab" and after spending a week with her, I can see why she has earned that nickname. Anyway, I learned a lot of great stuff there. I have letters that she provided each of her students. Letters for out of staters, letters for probate properties, landlord letters, attorney letters, and others. I can share if you wish.

I'm curious to know what your strategy will be if you have any individuals in pre-foreclosure accept your help. Are you trying to assign the properties or do something else?


My Intention

I plan to get my phone ringing with these distressed home owners and hearing what they want and what their goals are. From there, I usually decide what strategy to use. At this point, I am moving towards getting the property under contract and assigning it to one of my buyers. With a strong buyers list, this is never a problem. I have learned that a solid buyers list is to an investor what a hammer is to a carpenter. It is a necessary tool of the trade if you are going to move properites in a short period of time. Many people find a great deal and then scramble to find a buyer. Have your buyers in place first and then get the properties under contract. I have some ways to build that list.

Any tips for building a strong buyers list?

Here are some ideas:

Just talk to everybody about what you do.
Go to real estate club meetings. Ask the president of the club who the major players are and ask the qualifying questions.
Utilize craigslist. In search box, type in "we buy houses"
Utilize www.****. It's specifically designed to locate buyers.
Attend auctions.
Hand out business cards
Use flyers. I have some that have worked well. Also copy and paste the content of your flyers into Craigslist ads.
Bandit signs
Open houses
Utilize www.meetup.com
Work with other wholesalers and use their buyers. Don't be a lone ranger. When starting, work with others that have solid buyers list in place.

Just some ideas for you to get started.
