Starting Again and Sticking it Out

OK. Last year I bought and read "Be A Real Estate Millionaire" and thought it was (and still is) a great book. I hit the ground running, but ran out of steam during the first month. I have no money and bad credit and I let that get in my way whenever a Realtor brought it up. So I gave up trying, but deep down inside I knew I can do it. So one night last week I saw Dean's infomercial (the one when he's driving home and talking in the camera) and that made me check out this website. WOW! The support is family-like! I couldn't believe there were free videos with tips and encouragement. That motivated me to get out of my rut and hit the ground running again. I live in New York City and the Real Estate market out here is intimidating. But I can't let that stop me because courage is going through something even though I am scared. I just invested a few dollars in Dean's new book "In Your Town" It didn't come yet but I have the PDF. WWWOOOOWWWWW!!! That book is awesome guys! I am currently doing a few exercises (especially the 7 Levels Deep exercise will tell you the truth about yourself)and I had the courage to make a few phone calls, get denied by a few agents (AGAIN!) but this time I am not deterred. It's a rough time and it's also a gold mine. I can't expect anyone to hand me property. I have to go through my individual struggle and build my own success story. I just got off the phone with an agent and she seems like the one for me right now...Only time will tell. She specializes in auction foreclosures. My goal is to visit one of her auctions and meet some buyers. Auction buyers usually have all cash. So anyone in attendance will have all cash to buy property. I have to scrape up the money to attend the auction though. If I don't win the bid i get my money back. If I win the bid my $1500 goes towards the down payment. That's not a lot of money to acquire property, especially in NYC where rent is as high as $1200 for a decent 1 bedroom apartment. The $1500 is actually less than my rent, but it's hard to get my bills paid plus have an additional $1500 on time for the next auction. Any suggestions? Thank you in advance.

Yes. I am working on my buyer's list right now. My main goal is to do contract assignment, but if I find a deal I can handle, I'm going for it. Thank you for the encouragement

Thats the gist of what you're going to hear if you attempt to build your buyers list in NYC and when they ask you if you have any properties to tell them about. Or you're going to hear

"sure no problem..."

Depends on the investor. Most are very dismissive unless you have something for them at that moment and will not remember your name 5 minutes past the time they spoke unless you have something, so your best bet is to have something to offer.

I definitely know what you are saying because That's what I've been going through. So I decided to first find a deal then present it. I can't give up again. If I do I only quit on myself.


The life of a New Yorker

I've said this statement often: "Elix is right." I can say this because he works with those same personality types that I have encountered on several different occassions. Elix is in the City and I'm about on hour north of the city in Orange County where the average house in my area sells for $280,000. I've personally spoke to Elix a couple of times at all hours of the day. Midnight calls, 7 a.m. text messages, emails back and forth... He knows his stuff, but don't give up on yourself.

I've got my hand in several things currently, but I have had success and can find you tax records on vacant homes in NYC and I'm doing that for a total of four people on this very same site. I don't mind doing it so if you're looking to find vacant houses and contact the owner to see what the low down dirty dirty is about their house, tell them that you'd like to take a look at the inside of the house. If they ask you why? Just tell them that you're a real estate investor and that you might be interested in buying their house. If they let you in, bring your camera, take pictures, and then negotiate a purchase price with that person and have your exit clauses in there as well. Once everything is mapped out on paper, then market this house aggressively! I'm sure you know how to do this but work like it's your last day of survival and you'll get it done. I like to do my own work, find my own deals, make my own money, do my own advertizing, set my own terms in the purchase agreement, but above all, I like to help people whenever I can. I've had to scale back on the number of people I can help lately because at times it can be a bit much but if you do decide to hunt down vacant houses in the city and want to know who owns them and what the tax situation is on them ( if they are due tax payments or are current) then email me and I'll get it for you.

Since you're a New Yorker living in the city be prepared to get hung up on, laughed at, and shot down by the "big wigs" but then again, since you're a New Yorker living in the city be prepared to cash big checks, network with multi-million dollar investors who may invite you to lunch to see if you're the real deal, find houses that haven't been able to sell for various reason and put in offers whenever you feel comfortable doing so you'll make it. HOVA said it best, "if you can make it here, you can make it any where."

A Lesson You Can Only Learn By Taking Action

A few days ago my wife and I went out on a drive to view some properties that I have been researching. Even though I had forms from this site, I still felt clueless regarding how to fill out the info, although everything is self-explanatory right on the form. It's one of those things you can only learn by doing. Some things cannot be learned by only reading because it always sounds good from the book, but when it's time to do it you REALLY know how much you remember, understand, and can do effectively. A great example of this is the conclusion of my day I introduced in the outset. When we pulled up to each house I did everything I READ in Dean's book. I took pictures of the house's favors and flaws, took a voice recorder and verbalize my notes, and filled out the Property Evaluation Form per property the best way I could. It sounds good while I READ it, but I didn't really learn the process yet because I have to keep doing it. I have to LEARN how to take better pics, MAKE better notes, PERFORM better preliminary property inspections, and FILE more pertinent information onto the Property Evaluation Form. It may sound like I'm going too hard on myself, but I'm not. I'm only making a point: I can READ Dean's books until I have it memorized verbatim, but I will never LEARN the skills to become successful until I DO what's said in Dean's books.
Life is only as hard as we decide. Thank you Dean for passing on your wealth of knowledge and thank you DG Family for doing the same. I am the next success story. Now I have to make the money to prove it...

Building My Buyer's List

Hello DG Family. Just checking in with some current events. So far I have 17 buyers ready to purchase properties from me. The problem? I don't have anything to sell...yet. Right now I'm learning a little more about Real Estate practices in New York City because it's tough in this city. When I don't understand certain Real Estate terms and a professional gets the sense that I don't know, it's hard for them to take me and my offers seriously. It switches from setting an appointment to "How long have you been doing this?" In my opinion, it doesn't matter how long I've been doing this because everyone has their first experience. I detest the condescending attitudes of some of these "professionals". Nonetheless, that's New York City. If I can make it here, I can make it anywhere. It's up to me to continue. I have been very successful with building a buyer's list. What's tough is the seller's list.

I've said this millions of times, time is one thing no one should take for granted.

You have to understand us 'condesending professionals' only get paid when we close, so having to deal with a newbie, even moreso someone who doesn't or barely knows what they're doing is as close to a time waster as possible. And yes, everyone has to start somewhere, but most realtors don't want to deal with a newbie investor.

I might be wrong, but it seems you're getting caught up in covo's where you're saying too much and then slipping up, setting off alarms to the agent/broker. Suggestion: keep your presentation short and to the point. The long drawn out presentation will get you nowhere.

You're going to make me say it, so here it is,.......I told you so.

There are four boroughs you can go to and find your own deal; I don't include Staten because you either have to pay for a ferry or $11 for the Verra-Z and its not worth it. Pick one borough per every two weeks drive up and down streets and I guarantee. Guarantee. Per borough you will end up with at least 20 FSBO's or For Rent properties to find buyers for. The buyers list you have now is useless because no one will remember you and you have nothing for them.

You've said a mouthful. You know what you're talking about when it comes to the long convo with agents. I was trying to learn as I go along, but as soon as they're on to me, the convo ends. Glad I stopped by, this is my first day back in a while too. I let life get in my way of my progress. But, like you I'm back and glad to be here. NYC is a tough place like a lot on this site I read Elix's post and it kinda makes me glad I'm here in OKC but anything is tough when you let fear stand in your way. Which is what I have done but, no more.

Thank you for checking my journal. I'm glad to see others can learn from me as well. I was afraid myself and I still get scared. Now I work through the fear. You can do it as well.


@ jimmybtx You Are Correct, But...

Yes, Dean's course is about doing this with no money down and bad credit. Everything in life is "you either do it or you don't", however real estate is a very litigious occupation and some people are very cautious about just jumping in after just reading one book no matter how truthful and great that book may be. What's legal in one state may not be in another, so you still have to become familiar with your state's law. Dean also says to continue your education. Some people need more and that's why Dean has his Academy to help those who need that extra motivation and the knowledge base that goes beyond his books. Dean also says in his videos that sometimes we will fail. So it's about living the life of an investor by learning from our own personal mistakes and using Deans material as a guide until we become successful. Everyone runs their own pace in a marathon; the goal is making it to the finish line - even if you stopped somewhere along the path. So you're correct, but the course does not have any specific time to complete. So you are no judge. Are you willing to help someone to progress? If not, don't answer this post. Thank you for reading my journal and/or postings. I'm not trying to be rude; I'm just being truthful.


Just do you....

Real estate investing is more than just reading a book and thinking the earth is going to open up and voila,......unlimited riches.

If that were the case every person on here who proclaims I WILL NOT FAIL, would then say THIS IS HOW EASY IT IS.

The point is no book, not even Deans can guarantee success, nor will it guarantee what works for one can work for all. You have to create your own technique and pattern on doing things and learn from your mistakes, get better at it, and keep learning.

C3, you know the deal. Keep at it and things should happen.
