The first thing that factors into this is where you look to find the right private investor. What is the criteria of the properties you have and finding investors interested in those types of properties. Make sure to analyze plan that you will present to the investor so that they understand your plans in detail. Having all of your ducks in a row will make it easier to obtain private investors help.

When I present an opportunity to a private money lender, I prepare 2 pieces of information. 1) a synopsis of the property as you might see on MLS; and 2)a spreadsheet that shows the private money lender the projected financial information as it pertains to the property.

It is especially important thet the financial information be realistic and as accurate as possible. If you make a mistake on the numbers that was due to your lack of foresight, then make sure the mistake comes from your portion of the profit. If the mistake comes from a shift in the market or something you could't foresee, then try to negotiate with the private money lender....if all else fails, you are still responsible.

You must uphold integrity to private money lenders at all costs or your name won't be worth anything. It really is a small world as you get to know more people.

Who do you know?

Family, friends, co workers, bosses, dentists, doctors, lawyers, neighbors. That's the best place to start. Then prepare info on the property. What you want to do though, is tell them all about your business, what it does, examples of deals (if you haven't done any yet, use examples of other people's investments). You can do it formally with a powerpoint presentation or informally with a conversation and let them ask questions.

private investors with money

Dean has been talking about this in many of the conference calls over the past year, so listen to them all. Take notes. A realtor can help you get a list of the properties that were bought with cash in the past 90 days; then use the county records, etc. to find their adress. Then send them a letter to see if they are interested in 40% below FMV (fair market value) or whatever you can offer them. Again this method with the instructions are on the conference calls.

I do not find a place on Craigslist for this kind of add or info if you are doing it for free. Maybe if you buy an add there. Place an add in one of your free or small local newspapers saying "Investors Wanted for Real Estate" or something like this.
