First off let me say hello to all.

To all new members who are asking the question, is this for real?

Yes!!! Dean is the real deal, the DG family and the Success Academy are all the real deal. If you have the questions the answers are here for you. Just be sure to ask, but don’t forget to use the search box first. Many of the questions you have, more than likely have already been answered.

This is the start of my journal. I'm not real good at this type of thing. I have been with the DG family for almost a year now and learned a ton over that time. I posted in the past but only a few times I have been on reading posts but didn't really feel that I had that much to share.

I have had many challenges over the last year that has got in the way but I will not go into all of it here. I’m sure this post is to long as it is. Shocked

I have always tried to make the best of any situation and I choose to be happy; I would rather smile than frown. I read somewhere that it takes many more muscles to frown than it does to smile. I don’t know about you but I can be a little lazy at times! I mean come on! Why would you want to go to all that extra work to frown?

Here is what I believe: You are in charge of your situation and YOU, (not someone else,) have control of your life. (No one tells you that you have to work that JOB that you hate. No one tells you that you can only make minimum wage the rest of your life! No one tells you to hang with the group of people who you really don’t like anyway, No one tells you that you have to eat that cold soup or over cooked steak. No one tells you that you have to do anything for the most part that you do not want to do.) So why put so much time and effort into complaining about it? This is a non-productive waste of time that is going to get you no where and gain you nothing. Instead choose to put that same effort into what you can do!

I guarantee if you do it will change your life forever!!!

You were searching for a JOB when you found the one you’re at now. If you are not happy where you are “change it” search out what you would like to do or where you will be happy doing it. If you would rather not be around the people you are with now. Then “change it”, go to places, events, and activities that you have fun doing, things that make you happy and you are bound to find new friends who share similar ideas, values, and enjoyments.

People who are successful got there through having control of there situation and you are no different you can do it!

Look at yourself now! You are here and that would tell me you have decided to take control of your situation. You have already made a big step to change and I say welcome to the DG family.

Just a quick note: Don't take me wrong! I do know that there are illnesses, accidents, deaths and life itself that can challenge you as well. Those are things which you do not have control over whether they happen or not but you do have control on how it effects your life.

My wife Julene has been disabled for over 12 years now with many different issues and to top it off she was just told a few weeks ago that she should be on the liver transplant list due to Hep-C. (She was infected with Hep-C while in an emergency surgery, she was in her 20's at the time and she received 7 pints of blood.)

We did know this was coming but we were not ready to hear that yet. Due to no fault of her own she can not qualify for a liver anywhere in the United States, she is over weight. The kicker of this situation for her is she retains from 20 to over 40 pounds of water weight at any time, and she has open sores on her legs which we can not get to heal. The tough part is she is in so much pain from everything else going on that the only place that she can really work out would be in a swimming pool. A couple of her doctors suggested this and we were doing it until she started developing the sores on her legs at which point she could not be in the water. So it is a really tough situation for her right now.

The reason I mention this is not for you to feel sorry for her but to tell you that she is one of the most positive people I know. She would love to be able to be more involved in this with me but she has very little energy through out the day. A trip to the grocery store can take her out for days. But she still keeps pushing on and who knows when I get some deals done here in the near future I may have the income to change her life.

That is my goal here and I have put many of the tools, strategies and techniques into my playbook to get this thing rolling.

I spoke with a realtor last night and I am looking at putting in my very first real estate offer "ever" in the next few days on a short sale.

I have been looking at many FSBO's (For Sale By Owners) vacant properties, as well as many homes with agent for sale signs on them. I have been driving by some of these for many months some of them almost a year. I have seen some of them come off the market, go back on the market, come off the market and then go for rent. In some cases they have had renters move in. These are my next target. I am in the process right now of building my buyers list. I had my first hit on my SFL website the other night and I fired off an e-mail to that gentleman to see how we could help each other out.

Anyway this post is really long and I do apologize if you got this far without falling asleep.

Just wondering,

Did your wife get the interferon treatment for her hep c?
If you want to find buyers fast use one of carol's (freeindeed)ghost ads, I used it and added three buyers just from one area, and I only ran the ad a week. You can also look up the info online, where the deeds are recorded. I found my first deal using owner financing from a seller on zillow.

Yes to the interferon, she took it about 12 years ago and responded, within about 2 weeks she cleared the virus or so we thought. Julene kept up the treatments which is a full year normally even if you clear the virus. And then at 5 months it came back.

Thank you for the mention of Carol's ghost ads. I have some from her, a few others and some I have made up ready to go as well. I have to get those working for me in the next week. I just set up my core website the other night and now I can get my business cards, voice mail, flyers and all going. I was waiting to be able to put a business name to them. I also need to figure out how to use craigslist.

That is my goal for next week. I am also planning on attending two REI club meetings this coming week. I think they will be good. One is on Foreclosures and legal issues and the other is on Multi-family units. I mostly just want to get out there to start networking with others in my area.
