This is an interesting opportunity, scary cause its a commercial investment. It appears the property is breaking even at 30% occupancy. A friend of mine is moving his organization into the building and has negotiated leases to bring the building to 90% occupancy. My investmetn group is a little skeptical so I am considering installing a roof as my portion of the buy in. Alot of information to evaluate. I have a nice 77 page appraisal to review. Not sure of the cost to carry a beast of this nature. 5 floor commercial building with about 130,000 sq ft. One of the nicest in the downtown district, modern building with fiber optics removable walls, was a main headquarters for a big company back in the day. Price is right without a dought, just not experienced in the commercial realm. The organizer of this project bankrupted another another building, he is moving out and bringing his tenants with. Did he learn enough to make it the second time around? Something tells me he might have.

Im settling on 3 properties totaling 7 units, two semis and a triplex at the end of the month. Owners are holding 100% of the note and the best part is no payments for 6 months. We are managing all of the properties and collecting all the rent in order to get the funds for settlment. We are using the rent money to close on the properties and will still have three month reserves before making any payments. How did I do it you ask... well I know some one whos knows someone. Is that the real reason? Hell no! Training prepared me to take action when I met opportunity. Had I not spent all the time learning with Dean and understanding strategies, I would have never pulled it off. I assesed the properties allocated the prices we needed along with the terms in order to make the investment work. Win win situation, tired landlords get to retire and we move forward with 3 new properties and ZERO out of pocket money. I hope I can duplicate this!
