Find the "perfect" real estate agent

Hello everyone,
After studying RBBP online for a couple days, I follow Dean's instruction to find RE Agent; here we go:
I looked for RE/MAX in my area, Queens,NYC. So I called them, introduced myself " Hello, my name is Chanchai I am a real estate investor and I want to work with a real estate agent that works with real estate investors."
The receptionist put the phone on an agent, I said " "Hello, my name is Chanchai I am an investor and my strategy is to buy, fix and sell a property where I can turn a $20,000 to $25,000 profit. I am looking to be in and out of deals quick."
She asked me " How much do you have a proof of fund? "

I was like ( My heart was beating faster "..mmm..uh// 90K"
She raised her voice " Ninety thousand? Let me call you back" She ended conversation just like that, didnt even asked for my number... lol darn!!!

What do you guys think? Any suggestion, please let me know? I feel like my 90K doesn't mean anything to her or waste her time.
I will try to call another office tomorrow.

Chanchai, Do not let it get you down. Real estate agents are a dime a dozen but a good one is worth there weight in gold. Consider that first call just a trial run. You basically follow the plan and ask the questions. You are in charge and have to fake it at first but you will need an agent that will put in a lot of offers for you eventually and you will need them to send you listings so that you can choose which ones you want to put an offer in for. Ask them to send you the list of properties that have sold in the last 90 days for cash. After they send that to you then you will find out who bought the houses and that will give you the name of the buyer. If they bought several properties in a short period of time you can see what they bought. That will give you info on what to look for so that you can contact that buyer to see if they want the deal you have. Thats it in the nutshell and I hope that helps.

Additionally Chanchai, you will need to fill out your profile on the sight here and tell us about yourself. Also I suggest you get Dean's books if you do not already have them. Educate yourself and keep coming to DG.com.

I agree with Esteeanna. When you're calling REAs, you're the one in charge and doing the interviewing, not the other way around. If they're constantly asking you questions before you can get a word in, he or she is not a good match. You want one that's going to be an ally, not one that's going to ask every question under the sun. He or she would end up being a hindrance.

Stay in control and trust your gut. You'll know when you've met the right agent. You and the agent will seem to "click". As for the POF issue, I may be wrong, but I think you can say about 200k and that you regularly work with a team of investors than can go up to 1 million. Like I said I may be wrong, so please check with someone else to be sure I'm not accidentally giving you wrong information.

It takes quite a bit of tries to find the right REA. I had called/emailed 25+ agencies and didn't find one that I liked enough. I was starting to think I was going to have to go REAless, but God provided one for me today that I actually met through one of my yellow letters Smiling Just be patient and know exactly what you want in a REA.

Thanks for your input. Really when it comes right down to it POF should not be the focus because as investors the money will be there and the agent gets paid when the deal closes. With all the offers we will put thru they stand a chance to make a lot of money. You are right - We are in charge and we are hiring the agent.

Thank you Diane and Sara for your reply, you are very helping indeed. I got RBBP last week and watched all DVDs and went through 30 days Quick Cash. I am getting there on my way.

I also got google voice phone number that link to my cell phone today, pretty easy and awesome, I had to re-recording my greeting voice many times.

I am trying to build my human automation ..so far so good.

i live in tennessee & my realtor told me if i bid on a HUD home I need a letter from my bank that I have that amount.......

Wow, great info Sara, especially for (what I call myself) a Newbie, Good for you. I'm curious though about the "yellow" letter. How did you find a Realtor with this? I use it primarily to send them to my list of Foreclosures!
