Thank you for the encouragement Anissa! Nice to 'meet' you! And I agree, we will always have challenges, it's how we look at and deal with them that makes the difference. I will persevere, I have my little ones looking to me to provide and that is motivation in itself. Although, I have some BIG dreams and can't wait to get my new vehicle and see my bank account grow and to be able to help others more. So many things to be done.....and now off to the PO to grab my books I ordered. At least I think that's what the pkg will be. Have a great Friday!

Hi y'all!
I'm finally able to sit down here and post what's been happening. My package WAS my books! YAY!! So now I'm having a hard time getting anything else done, lol! I want to read and get to work. But- *sigh* my babies have to eat and have clean clothes too. ;D So I watched the DVD in the pkg and had time to call the academy on Friday but I guess the person I was supposed to talk to wasn't in. Hopefully I can talk to them on Monday. I've been reading the interviews in this little 'extra' booklet that came with my books and it's really interesting! I came to realize I don't give myself enough credit. I have 4 kids and am doing all the physical labor for the youngest three by myself, yet I make time or find time to read and grow and learn. My house suffers sometimes, but I feel better than if I always had a clean and perfect house and no personal growth. My oldest son is going to school in a different district so he's not always here. There are positives and negatives in that.

So...right now I'm trying to figure out how to add to my buyer's list. I have some challenges to get around, but nothing is impossible. Also--- I just talked to an elderly friend of mine that has 2 rentals that she wants to get rid of. Both are rented and one has had the same tenant for 13 years. She just doesn't want to keep up with the maintenance anymore. Wow! IT might just work out. Although, I want to lease or rent to own so that I don't need to deal with maintenance either, hehe. I seriously have no clue how to go about doing it, but I can't wait till Monday morning! I'm thinking I might have a sitter then, which means I can work the whole day in peace. With a family around me most of the time, it's a treat to be able to be productive for more than 30 minutes at a time.
OK, there is other work calling me. Good night for now!

So I have to write in here what I've gotten accomplished these last few days! I was able to find some websites and got hold of 8 pages of Hud Repos. WOW! Also signed up on a few Realtor websites so I can get updates and emailed 4 REA's. Already had one call me back yesterday! WOW! Only one problem, I have no idea what I'm supposed to ask her for or what to say to her! Anyone help?! I've been reading these journals and learned so much, but am still not exactly sure what I'm supposed to ask a Realtor for?! I am signed up to help my cousin's company with Birddogging, so it will bring me a little cash flow. Anyone esle can do this too! It's at www. I'm desperately in need of some quick cash so I'm reading as much as possible in the books and online. I just feel like it's not fast enough. Yet I'm still feeling like I'm missing some pieces in order to get started. Why? What am I missing? What do I need? I'm not one to just keep learning and learning and learning! I want ACTION! Today preferably, lol! OK, there is one thing I can do- go check out these two houses my friend has for sale. Anyone wanna partner with me to buy them? Awesome cash flow, already rented, she just wants to get rid of them.

OK, so a lot has happened since I posted anything. I'll try to sum it up because I really do want to keep track of what's going on. I think it'll be great later to go back and read.

Anyway- I am now enrolled in Dean's success Academy, whoop whoop! My very first lesson was my most hated thing of all time! Marketing! Ugh! Lol, but I got through it by calling the help line. Wow! They really ARE serious when they say they want us to succeed and they want us to call. My tears were dried up by the time I got off the phone and I knew what to do next. So now am working on getting my lessons done and doing the action steps. Some of them are difficult for me, but I'm determined to do everything I possibly can to move forward. I have posted 2 ads so far and am working on getting through the list the agent gave me. Also get myself involved with an REI club somehow, someway. Hmmmm...that one is a challenge, but it will be overcome! Babysitting costs are nuts! Need to make my business cards either tonight or tomorrow.

Exciting times, even if I'm not getting enough sleep, lol! Actually, I just cut out some things I didn't need to be doing. That gave me more time to focus on RE! I started reading Dean's book 'Your Town, your real estate profits' today. Since we are SSOOOOO busy at work, ya know.....haha.

I work at a flea market and it's getting a little too chilly for people to be there so we have some free time on our hands. And I have an EXCELLENT boss, by the way, who lets me pretty much do what I need to. And he totally approves of this?! Love it!

Wow! My boss has decided to take me under his wing and help me. They said they have seen how hard I've been willing to work this summer and they want me to have success so they will do everything in their power to help me in this endeavor. :') Made me cry!

I've gotten through some more of my lessons in the success academy and want to do more after the kids are in bed tonight. Although, I had to just take some time and relax with my kiddos this weekend since they were feeling it. I can always tell when I've been working too much and not spending enough time with my oldest daughter. She gets impossible to handle and clingy. So---that is NOT fun! I woke up and realized she needed my attention. But it's back to work again after they get to sleep tonight. Can't wait! It's exciting times we are in!

I've started making a list of people to call in the morning, so that will be my goal for the forenoon. At 1 PM I have an auction to go to, then home to study and work and also go clean a house. Then back to grab my girls. At least I have a free sitter for tomorrow. Whew! I can get so much more done when I'm alone!

I have found an agent to work with after a few phone calls, yay! Got way off track in my action items. I just get so dang excited that I skip ahead and it doesn't really work too well. So I've had to pull the reins in a little. But progress is being made. Made phone calls to investors, sent a few emails which I have not gotten any response on. And right no my girls are fussing, they were up WAY too early! So after they go back down for naps I can devote more time here! Have a happy Monday everyone!

It's been a while since I was on here. I got pushed backwards for a few weeks due to some stuff happening in my family but I'm back. I've been working on building my buyers list and so I went to a sheriff sale this morning. I was able to get a few business cards and make a few connections. It was exciting to watch people get some good deals. Even though I am not buying or making offers yet, I'm still in the process.

Wow, I'm seriously not good at keeping this updated.

The agent that I THOUGHT I could work with turned out not to be the agent for me. The first time I met her she completely discouraged me. Sheesh! I do not need that. I have enough to deal with. So now it's back to square one, finding an agent and building my power team. This is seriously tougher than I thought it would be. And I say that because I have 2 little girls who take so much of my time, attention and energy, NOT because it's hard work. Along with a 10 yr old and a son who is now 16 and both active and wanting to go do things and I'm the only one to run them around. Well, actually that just changed a little, I think. Woohoo!

So now that my part time Summer job is over and I have a sitter willing to help me for little cost, I can do more and I'm so glad!! Can't wait to tell you I made my first deal! My sitter is actually a good friend of mine and is willing to babysit for free because she claims them as her nieces. I'm so BLESSED!! I've never had a sister and it just feels so good to know that she cares like that. God is good!

So...since I have my sitter today, I better get to work. I promised myself I would do nothing BUT work till 3 this afternoon when they get home. Hope you all have a BLESSED day!!

I almost forgot-- I FINALLY have a cell phone! I am no longer tied to my house. Whew!!

One of the most important parts of your business is marketing. Your business depends on your marketing, because a large amount of qualified leads is necessary to do a lot of deals.
I'm glad to see you taking action. It takes quite a few people awhile to get to that stage.

I know what your son is feeling . My mom is pretty busy with family, keeping up the home, etc... So I use my bike to get almost everywhere when my mom can't take me. Keeps me in shape too .

And I don't like it. Marketing is my weakest point and I'm struggling to get past it. I am taking action, it just takes me a while I guess. Nice to see a younger person on here making things happen. Pretty impressive, keep up the good work!

I tried printing my own business cards the other day and that was pretty much not going to happen so figure I'll let the pros do it for me.
I keep reading Dean's book and doing my lessons on the Success Academy along with the action steps they give us. I might just have someone that wants to partner with me. He hasn't completely decided yet.
I'm working on making my time count more. I know I've spent WAY too much time on facebook these last 3 yrs, and I understand it's because there was sooo much pain that I just didn't know what to do with it, but it's time to move on. With God's help, I know anything is possible. Working on that positive thinking too. That always helps. Actually....no, it doesn't just help, it is essential!! The Bible says that as a man thinks in his heart, so is he. Basically what we think, we will create. I have this little card I carry around and it says "If you THINK you are beaten, you are. If you think you dare not, then you won't." It's powerful! Reading the book "The power of Positive Thinking" by Norman Vincent Peale has helped me tremendously!
