(I originally began my journal as a blog by accident.)

Me and my father, Jonathan, started studying Dean's training materials as partners almost a year ago. Since then we have set up an automated 1 800 number, handed out tons of business cards, even submitted a few offers, as well as implemented several of Deans other strategies. We have been documenting our work and coordinating through Microsoft office live and over the phone since he drives a semi-truck for a living. I am making a living as a custodian currently, however if you ask me what I do, I'll tell you "I'm a real estate investor," with a confident smile then hand you a business card. I'm also the husband of the most beautiful lady ever, and the proud father of 2 year old and 8 month old girls. Until now we have not been able to flip any properties, but we will never give up. Especially since that will change very soon.

Why am I just starting to blog now? Why am I so confident that I will flip my first house in the next 30 days? The simple answer is that even after studying the Edge materials and reading Dean's books I am still having a hard time targeting the right houses and assembling a team. So we have decided that the only ingredient missing from our success is one on one coaching and so we are joining the success academy.

So if you took the time to read my first post here, please stay tuned to watch a highly motivated 25 year old family man go from broke with bad credit to financial freedom as I plan on documenting the transformation here.

Also I am already a member of middle TN investor group but I live in East TN and I am sure there are others in my area since I have seen their signs that seem to come straight out of Dean's book. So with that said I would like to start an East Tennessee Real Estate Investor group. I am not sure if I am allowed, or how to do that though so any help would be appreciated.

First Day

Had a great day at work today, then was eager to get home and get started with the Success Academy training. I have to work a double shift tomorrow and Saturday, so I wanted to get as much studying done as possible. I found the classroom to be very informative and learned a lot today about Marketing and building lists and about building my power team. I am so excited! This is exactly the kind of training Ive been needing to really get this ball rolling. So now that I've finished optimizing my PC so it would quit freezing up on me, and finished the first lesson, it's time to TAKE ACTION! YAY! Now I know where to start from the Actions part at the end of the lesson. Have a great day tomorrow everybody cause I have to quit blogging now and get started on those tasks. lol I may be a little tired tomorrow at work but ill be happy in the knowledge of a brighter future coming asap.

Second Day

Well I had a really long day at work, but I got my buyer targeting voicemail setup when I got home then practiced some structured networking on DG.com by following up on my first few PMs and creating an east Tennessee investors group. Also, when I came in, I was extremely excited to see my wife had started going through the academy lessons and was further along than I was! LOL! I'm going to go catch up with her on those, because it's almost 2:00 am and Ive got to study if I'm going to get any done before I have to go pull ANOTHER double shift tomorrow. Yuk! Oh well, maybe the extra hours can go towards some extra marketing tools. Smiling Good night, and God bless all the DG family. Thank you very much to those who PMed me today, (well its yesterday now. lol) it really made my day a good one in spite of having to clean toilets all day.

Third Day

Last night I came in from work and added all the contacts I had from research into a database formed from converting the Qualifying Investors worksheet into a word document. I found that I had over 15 wholesale buyers names and numbers already! I also found two in the DG family. So I am very excited to start calling them Monday after work. I also made a script from Dean's book "Profit from Real Estate Right Now" which is for contacting REAs. To see which ones will be most investor friendly. Then listed all the agencies in my neighborhood so I could just fill in their responses below each agency. So I should have at least 5 - 10 qualified wholesalers criteria and at least one agent added to my Power team by Tuesday! 30 days to my first flip HERE I COME!

You should be scared.

I haven't been on for a few days because, well, when it rains, it pours electrifying acid! LOL In other words, all heck has been breaking loose for me and that gets me really excited.

Why? Because that means Satan is freaking terrified. I know because he's been trying to keep my family in bondage to a corrupt system that only lets us survive(not thrive) for generations. I am breaking that curse right here and now and I'm going to use real estate to do it. So all I have to say to him is "You should be scared."

I am so sick and tired of my life consisting of either putting out fires or just being glad there weren't any for one day.

Isn't that why any one would start a real estate investing career? It's not about the money, that's just a means to an end. It's really about the freedom to enjoy this life God has given us without having to be slaves and be away from our family half our life's. The freedom from worry/fear of debt, late bills, and living paycheck to paycheck. It's about the opportunity to live abundantly and that is what He wants for those who trust and obey Him.

So the point is we all have something in common here at DG.com, we want more than to just get by. I think every one here would agree that they want to leave a legacy for some reason. For me, I want to leave a legacy for my children. I want to be able to educate them myself instead of sending them to a government institution (school) that indoctrinates them on how to either "get by" or bury their conscious so deep they don't even know why they were born with one.

As if those were their only two options. I refused to believe that my whole life, and I will never stop working to find a way out of that trap our society has built to make slaves or criminals of us all.

Thank you to any one who reads this rant. It's just my way of reminding myself what I stand to loose. After a very frustrating and discouraging week, this is one way to get my head "back in the game"

YES!!

I found my star agent today!

After I went through the SA lessons on Power Team and Networking I found out that 60% of deals that close started from networking (their power team)
So this is the key ingredient that's been missing from my enterprise to get the "ball rolling"

It's also been one of the big things that I was nervous about starting. So today I really kicked it in high gear to get out of work an hour early. Now business hours aren't an excuse not to call.

So I started calling Agencies in my area and met a sweet lady who is willing to help out a newbie! MAN I'm so stoked right now!

At the same time for the past few weeks I have been researching and running comps on a particular property.

So since my last post I found my niche or USP. I have not only found an agent willing to work with us but also have a sweet deal in my sights as well as discovered a strategy that is unique and lucrative.

Proof that perseverance pays off. Well it may be circumstantial to be sure, but the first deal IS coming before the end of next month. One way or another.

I said recently that deans weekly wisdom 146 hit me where i live, In the wallet!. but, isn't that the point? we shouldn't live in our wallets! But where do we spend the majority of the time? Since Time is the stuff your life is made of; we should not be enslaved to the guy who's handing us that dollar bill! What is My point? I'm very gratified to see your head is in the right place and that you are totally on board with me in breaking that curse. And we both know who the real provider is. Proverbs 16:6-9 the secret to life, the universe, and everything!

Began using Craigslist Today

I was catching up on some training within the archives stored here on DG.com and found a conference call that explained how to use Craigslist to find motivated sellers in my area. I used Joe's system and sent out about 20 emails to estate auction adds and even tried to establish a relationship with a couple of the estate liquidators here in Chattanooga. This is an example of a typical night for me. I will stay up till 2-3 am looking for anything I can do to find my first deal and make it happen. Right now I'm going on 6 hrs of sleep for the past 48 hrs. I can sleep when I'm dead. Right now its time to break free.

I have also found and joined the two closest REI groups near me, but neither have any meetings in the near future. Sad So I'm trying to suggest one in the Tennessee Valley Cashflow Club meetup group.

I also found an ad for a real estate investing academy not to far away in GA so I sent them my buyer email, which, if they are interested in buying here in east TN will give me my FIRST qualified buyer. I am really having a hard time building a buyer's list. But I still think multi-family units will be a more unique selling position and therefore much more lucrative in my area.

I also spoke with a coach at the academy earlier (Randy is freaking AWESOME!) who taught me a little about CCIM or Certified Commercial Investment Members. These guys are the PHD's of real estate and their also the ones I'm going to need on my buyer's list if I'm going to focus on multi-family units.

Speaking of those I now have two target properties, and an address for the owner of the quadruplex. So I talked my boss into letting me work Sunday instead of tomorrow so I could pay the owner a visit and see what I can find out since I haven't been able to find any other way to reach him.

Wish me luck, tomorrow I will be calling my REA to see what she could find out about it for me and then I'll be paying the owner a visit as long as he's not in Chapter 13. I also have to begin researching how to join the elite group of CCIM's near me.

Mail Call...

After extensive research I was unable to find any contact info for my quadruplex seller except his address (which was misspelled in public records). After I drafted a letter to him in case he wasn't home I called the SA/PMI team to see if they had any suggestions for the letter or my approach upon first contact with my seller. I spoke with David who knew exactly what I needed to do and say. One thing he taught me was that if the property has been in pre-foreclosure for sometime he has probably gotten tons of REI Postcards and letterheads in the mail which then ended up in the trash. So he advised I write mine by hand and so I copied to a piece of notebook paper stuck it in an envelope and didn't write anything on the outside.

So then I took a little drive and finally ended up at a 200,000 $ home in the nicest section of Cleveland ringing a doorbell. after a few minutes a lady answered the door and asked if she could help me. I said Hi my name's David then noticed she was in a bath towel but her hair was dry. so I asked if i was disturbing her and she said she was doing something. so I handed her the letter and confirmed what I already knew. that Her husband was the man I knew to own the target property. she asked what the letter was about and so I just said. I represent someone interested in purchasing your quadruplex. and she said thanks ill make sure he gets this. so I left.

well then I came home and started researching the CCIM chapter here in Chattanooga and found they have no events scheduled on their calendar. wonderful. guess ill email one of them and see if they really aren't active or if they just haven't updated the online calendar.

So I'll prob be on here for a while tonight emailing the estate sale ads from craigslist and looking for another good deal on a multifamily but first and foremost studying the SA/PMI lessons.

I have received an email from the owner of the quadruplex I was targeting and he says it's not in danger of being foreclosed on. Also the agent I had thought was going to work with me is still not responding so I called the SA/PMI coach Karen and told her I was discouraged.

She said it was because I was getting ahead of myself. As I have mentioned before I'm having trouble finding buyers so she said that I need to focus on that before targeting props or even contacting agents. Then she sent me a TON of really helpful info for finding them. So I posted a ghost ad on craigslist today targeting buyers and will be posting to many more soon. Also my wife is going to start making bandit signs to post around the neighborhood. Then Monday I'll start calling all the for rent ads in my area cause like Dean says, "A renter is always either a buyer or a seller." and these are only some of the strategies I;m going to be using to find them.

I have also been doing a lot of soul searching while I was working this week. I wondered if this was really something God wanted me to do. Tonight the holy spirit hit me with a profound revelation. It is that I cannot be following God's plan if I'm always creating or following my own. So I've just surrendered my future to him. Which may not sound very profound to many people but I am the kind of person who doesn't like to do anything without a plan. My website isn't the only thing still "under construction" around here. LOL!!

Very encouraging!, I read every word and checked your website, nice opening pix! I cried while I was reading, you are way ahead of me and getting somewhere!, Partly because you are doing so well and it is encouraging, but partly too because I am doing all the right things and getting nowhere fast! I will continue to follow your journal. What is SA/PMI? I can see that you have taken some time to figure out if REI is for you and it appears that you are starting to form a game plan which is great. You will hit many bumps in the road but they are only bumps. You need drive and determination to survive in this business which at times can be very cut throat. My partner and I have been investing for over 3 years now and have been quite successful in what we do because we are a team and we have a plan. So stay true to your team and game plan and success will knock at your door, usually when you least expect it. Much success to you...Jan

I have an RSS feed from my blog on my website titled "News" that posts interesting REI News there. For example, I went and found some sources to support what Dean said about 250,000 foreclosures in the next 6 months and posted an article about it with links to my sources on my website blog which then re-posted it to my FB business site.(I would be glad to show any one interested how to do this as it generates a lot of attention to your website from search engines, just PM me)

Janet, don't listen to those naysayers, just let it fuel your determination. That's what I do! I am a custodian for a colossal church where lots of people(not every one) are very condescending towards anyone that doesn't make as much money as them. Just fuel for the fire. Every day when I'm scrubbing toilets, I'm thinking about real estate and listening to my audio bible. Then when I get home I'm working on this till I pass out. (P.S. SA/PMI is Dean's Success Accademy, PMI refers to the name of that company.)

Jan, yes I have put a LOT of thought into this. Because I am 25 I have to think through every decision thoroughly or risk not being taken seriously. I don't want people thinking I'm inexperienced because of my age. I have done and experienced many things 90% of the south eastern US population have only heard of or dreamed of both good and bad because of my ambitious and calculating nature. So now that I have taken a stand for my family, Christ and the American dream; drive and determination are the only assets I have an abundant supply of. Now I need an abundant supply of buyers. LOL!

Speaking of buyers I now have one qualified buyer who responded to a free online classified ad which I will post below for any one who wants to use it. I combined a ghost ad with Matt Larson's letter to cash buyers. The next day (after posting it to about 10 different free classifieds online) in my inbox up pops a form submission from my investors page. Investors can fill out a form here asking some qualifying questions so I know what types of properties to look for on their behalf.

Tonight I may have found a property that fits my buyer's criteria very nicely and I found it on another classified site. So I have emailed that person to schedule a time for me to come look at the property before I submit an offer. So since that offer is my next step I am looking over all the agreements I will be using during this deal and tomorrow I will be attempting to locate a real estate attorney to add to my team so that he can verify their legality.

Meanwhile during the day (while I'm scrubbing toilets) my wife is posting different types of ghost ads to those free classifieds and re-posting the one that has worked so far.

I bought a local newspaper and am going to be attending two different foreclosure auctions next month in the attempt to locate more buyers.

My new business cards arrive in 2 days. WOO HOO! (my old ones are outdated since I have a professional website and a little better understanding of what the heck I am doing now. LOL!!)

Here is the ad that got me a qualified buyer almost immediately for any one who wants to try it out. If you do just let me know how it works for you please and don't forget if you don't re-post on a free classified site after about 3 or 4 days no one will see it.

Keeping my eye on you!

I get very pumped up when I read your post. I am not going to let anything get in my way, I am 64 years young and have bad kidneys, so nothing can slow me. down. My bandit signs, not producing much and half were gone by Sunday nite when I went to get them, but like i said, nothing is going to slow me down, cause I have a legacy to leave to my son! Learn this, do well at it and teach it to him! "Time and unforseen occurances befall us all, the swift don't win the race, etc" so sometimes you have to MAKE it happen, and I will, I'll keep being inspired by you, Janet

I'm thrilled that I can offer someone else hope through my determination. I have no success(in real estate, remember success must be measured by more than business) as of yet to offer. So Keep your eye on Dean, and Jesus. Those are the guys who get me pumped.

I went and made an offer and after some short negotiations he accepted. Then after i redrafted the contract he called the day before we were supposed to get together to sign and said he had a better offer. I couldn't top this other offer without jeopardizing my minimum profit. So I just took a page out of deans book and said well I'm really happy for you. If that falls through keep me in mind. Haven't heard from him since.

The next day after he accepted. I found another wholesaler in my area who had four properties that meet my buyers needs. So I called him to find out if he was assigning also. He is. So we both cant assign the same properties unless we partner in writing and split the profit. He agreed to do this with me. So that's what I'm working on right now. I've got to get a real estate attorney to help me draft a simple limited partnership contract. One thing this other wholesaler said to me that was encouraging was "Well, we all start somewhere." I couldn't help but smile. I was thinking the exact same thing.

So accourdign to Matt's statistics I only have 24 more offers before I get one accepted. I am going to have to start looking at houses every day after work except on the days I have scheduled to go to REI clubs or foreclosure auctions. Those are great places to find buyers.

Right now I have a foreclosure auction the day after tomorrow and the following two Mondays. I am also planning on going to the Knoxville rei club next Tuesday. I hope the two hour drive and 20$ guest fee wont be a waste.

I have new business cards now and I went to a Men's Cookout for the church I clean and handed out several of them there. I've been handing them out to anybody I know knows a lot of people or may be interested themselves in my services at some point.

So with all that said I was also checking into something called Americo. You may have seen them on TV with the "Find it, fund it" slogan. They claim to have 10,000 national cash buyers and some training. I talked to their manager of acquisitions today and explained that I didn't need any training because I'm already studying through dean's success academy but I would be interested in finding out what the cost would be for me to submit properties to their investors. Well, they ONLY want 520 dollars! Maybe once this ball gets rolling I'll give them a call back, I don't have 5$ right now let alone 520$! Oh and you are paying for the training too since its a package deal. They also refused to show me any evidence of their buyers list OR their buyer's qualifications (like a funds availability letter from a bank). Sounds like a bunch of smoke to get a lot of money from a lot of people.

Can any other investor's out there shed some light on Americo?

Can any one tell me how to post comments to my East TN group here on DG.com? There's no post or comment button in my group, but I see the heads of other groups have posted comments.

Just completed reading your journal. Found it to be very encouraging. The speed at which you are taking action, I am sure you will have your first deal done soon. I have a couple of properties for positive cash flow, I am working on my first assignment deal. Working on buyers list, called a few for rent ads but nothing worked out as yet. Registered a domain name, trying to put together some content. Did you design your website by yourself or did you take the help of any tool? Any good hosting services? Any advice or tips are much appreciated. Good luck to you!!

I used weebly as my host. They are cheap and offer a really easy to use design interface with a huge selection of templates available. Then I used an rss feed to add content from my blog on my website (News) to my Facebook business page. This helps attract search engines.

Also I found my first buyer from a craigslist ad that you are welcome to use since craigslist is area specific. It's posted above. But there are many ways to use ghost ads to bring the buyers to you. I call this my "hook" ad because there is no bait. For example most ghost ads say something like "3bed/2bath handyman special, reduced price, call today" but this add just comes right out and says I'm looking for buyers. I have both "hook" ads and "bait" ads posted on about 20 different free online classifieds. They have to be re-posted about every 3 days to be effective.
