I had the desire to become a real estate investor way back in the early 1990s. I was living in South Orange County at the time and one of the Elite, but not so really Elite Class known as the YFAB (Young, Fabulous and Broke).
I saw an infomercial while I was up worrying about how I was going to make it through the rest of the month with $75 to my name. The infomercial was about a Real Estate Investing course from a well-known Real Estate Guru. He was basically the only one out there in the forefront in those days.
I couldn't afford the full amount of the course $179. So, I had the bright idea of talking a couple of my friends into purchasing it with me. The 3 of us could do it together and be rich by the following month.
I'll never forget the day the course arrived, I called the other 2 ladies right aways and we set up our meeting for the following evening after work. All 3 of us were Gung Ho! Soon...actually by chapter 4, we discovered we were in big trouble. We had no clue what was being talked about.
First, the material was so boring. I'm sorry, but money, desperation or whatever wasn't enough to keep the mind tuned in to the endless information, information and more information. It was mind numbing. By chapter 6, my two friends gave up saying that they couldn't take any more torture.
I knew I had to do this because I was sick of being broke. So, I finished the course. Unfortunately, I was left in an utter state of confusion.
Over the years, I bought almost every real estate investing course that came along. I just couldn't seem to make heads or tails out of any of it. The things I did try never seemed to work. It seemed like I was always missing the market. I just chalked it up to the fact that I was just dreaming. Being an investor was just a Gianormous Pipe Dream.
Now over 15 years later, I found myself right back or worse really than all those years ago ....broke again --divorced, no job (or as I like to call it "a career change"), relocation, no transportation.
I saw Dean late one night while I was up worry about bills and the money I didn't have and thought, "Great, another nut selling some real estate stuff that don't work. Yeah, he's rich alright, from SELLING ALL THOSE BOOKS AND STUFF... NOT FROM REAL ESTATE."
Then, I saw his infomercials a few more times and Actually listened to what he was saying. What struck me was how personable he was. He was so down to earth and I really understood what he was talking about.
At the time, I couldn't even afford to spend the 20 bucks for his book. Took 4 months, to squeeze the money out of my meager budget and talk my stubborn subconscious into breaking down to get the books.
I finally Got them... 3 of them to get started! Tore into them??? NOPE! Did nothing for 6 months!
Wasn't like I didn't have the time on my hands. Time was something I now had plenty of. Instead, I worked on my career as a freelance writer. Exciting! Oh sure, but I was scraping nickels and dimes together to make it as I had blown through my savings and retirement funds.
Then.... I got hit with a Reality Check....a huge bill that I couldn't pay. I got fed up again with being broke and saying that I was broke. I picked up the 1st book "Be a Real Estate Millionaire" and started to read. My intentions were to become an investor, but I started the book because I knew that I really needed to get an attitude adjustment. Mine was pretty negative at the time.
Ended up reading all 3 books (Be a Real Estate Millionaire, Profit from Real Estate Right Now and Profit in Your Town).
HUGE and I mean HUGE Problem and I know this about me. I am an utter and complete perfectionist. I stay in my own head way too much always Analyzing things. Can be great if you use the character trait properly, BUT I suffer from the dreaded disease of Paralysis from Analysis.
I started doing everything the books said, but couldn't seem to make myself actually do a deal. Money or No Money, I felt stuck on stupid. I really need help this time, but still had no money to pay for help. I resorted to what I was already working on to take me to where I wanted to be in Real Estate Investing... writing.. in fact, blogging for dollars.
I took myself to court and lost the case. I ordered myself to pay for the absolutely criminal behavior I was perpetrating on myself, namely not believing in myself and walking down the path that was obviously set in front of me. Judgement was to spend 30 days blogging 3 hours a day to make the money to pay for a Success Coach from Dean's Academy. (I was so sick of hearing about all these successful people and how the success academy helped them to change their lives and some were now millionaires. Oh, I was happy for them, don't get me wrong, but that needed to be me too.)
I took action and called the Success Academy to find out:
1) What will it take money-wise to get me in?
2) How long will I have your help to get me to where I WANT to be as an investor?
I got my answers and committed to a date to call them back to get started, which was September 15th.
I missed my deadline by 1 day. Today I am proud to say that I am a member of Dean's Success Academy. Finally, I'll be able to take my career as an Investor to the level of success that I want. The day I made the call, oh.. it felt so awesome. It was like the burdens of the world had been lifted off the top of my head and shoulders.
I have discovered that I actually know quite a bit, but now they are helping me to connect the dots. Things are so much easier when someone educates you on the real ground rules and how it's done.
I'm journaling this for all those who debate whether or not the Success Coach is worth it. It's only been over a week now, but already I feel the confidence in myself to go forth and conquer that I never had before.
Knowledge with the Proper Application of it....is extremely powerful.
I have to give many thanks to Dean and his whole team for putting all of this together and sharing it.
I can't wait now to make that first big deal now. Keep ya posted.
I can say that without the success academy I would not be where I am today. I read all of Dean's books and then joined. For me the education was TOTALLY free!! I did what I was taught in most of the training and got my 5 deals and a full refund. I could have done it without the academy I suppose. I know the on line classes with the down loadable workbooks were great for me. The coaching calls were great help for us. It cut down the time for our first deal buy months if not years!!
Above all we worked our tails off. It took us 6 months in the academy before we got our first deal..We were not quitters, whiners or know it alls!! You have to take action with what you learn right away. You have to get out there and learn what a deal really is. How to evaluate property and the market where you are. No school can do that for you!
Actual ARV, Actual rehab/remodel costs. What kind of properties to make offers on and why. This you must learn by getting out and trying to do deals. You CAN'T know everything first. A doctor goes to school and spends a ton of money. When he gradates from med school does he go to work and they hand him a scalpel and say do this open heart surgery? No, he then trains in the real world with the help of his "coaches/mentors. REI is the same thing.
The Success Academy works if you do. I an proof. If you don't work it is not the academies fault. You might just go back to your day job Damion, REI is not for everyone, nothing wrong with that. Just take responsibility for your failure like Melanie has in her earlier years of trying REI!!
Good luck Melanie!!
Good luck Damion, hope there are many deals in your future,

how much did it cost?
Thanks for the encouragement Michael. I did realize that all my failures where my own fault. I put up a huge brick wall in front of me. Then, I worked really, really hard to try to climb over it.
My Ah Ha Moment came when I realized that I didn't have to climb over it. Why not just walk around the wall? Sometimes, negative thinking causes us to get in our own way.
Rich, if you call the academy they can give you that info. They do everything they can to make it work for you if you want it.
You are on your way!! Good luck on that first deal. PM me if you need additional help.
