What to charge

Found a property in MLS listing in San Francisco Bay Area couple of months ago. Called the Realtor and place an offer for the asking price. Check the ARV and its worth double, this is a duplex two storey building. The realtor called left a message this morning and said that she is accepting my offer because the previous offer back out.

Please be advise what amount percentage to assign to an investor for a quick deal to happen. I haven't check the property yet to estimate a possible repair expense but it looks great on the pictures exterior side.

Just wondering...

I'm originally from the SF Bay Area..moved here to Houston in 2010.

I'm just wondering how you could have made your offer without checking the property out for possible repairs and calculating your numbers if you have to assign the deal..how did you arrive at your offer price? Also, looking at exterior pictures only and saying it looks great doesn't really work. It is the interior that you have to see.


I based it on the asking

I based it on the asking price and description provided next to the property. I have done a research before calling the agent and asked if the property is still available before placing an offer. I wrote down a contract based on the asking price together with my deposit. She wanted me to check the property the next day but I couldn't find time then and their rented somehow and in the process of eviction. Oh well, I make sure this time to make an appointment and check the property.

I have lived in the bay area for more than five years before moving to Sacramento and this are is very much familiar to me. I'm sure it wasn't that bad, thanks.

Its only a first deal and

Its only a first deal and been trying hard to work on it for last few months. I have thought of doing that since I first started,But I wanted to try and see how other transaction works. I take it one at the time and go slow my back hurts little bit.
